PRICES CONTINUE TO RISE

Both the average sales price and median sales price continued their upward trend from January 2013 through November 2013.  The average sales price rose to $430,207 up from $379,788, a 13% increase.  The median sales price rose 17% from $210,000 up to $245,000 as of the end of November.   
   
The overall median closed price in the $0-$300,000 category increased 15% from 140,000 in the 12-months ending November 2012 to $161,000 in the 12-months ending November 2013.  


Single family home closed sales increased 32% in both the $300,000-$500,000 category and $500,000-$1 million category from 763 closed sales in the 12-months ending November 2012 to 1,009 closed sales in the 12-months ending November 2013, and 530 closed sales in the 12-months ending November 2012 to 700 closed sales in the 12-months ending November 2013, respectively.

The overall pending sales increased 4% from 10,667 in the 12-months ending November 2012 to 11,102 in the 12-months ending 2013.

November Market Report   

 

Inventory in the Naples, Bonita Springs and Estero market stands at 5,656 units which is a 5.6 month supply, a 17% decrease compared to November of last year.

GOLF TIP 



 

Pop the short ones. 

 

If you get nervous on short putts and miss too many of them, maybe you should pop them.  Rather than taking a long putting stroke for a very short putt, try the pop stroke that many good players use.  Make a short backstroke of only a few inches, make a slight pause, and then make a firm forward stroke and stop the putter right at impact.  The pop stroke takes out the chance of opening and closing the putter face during the stroke and is a great one to have for short, straight putts.  Aim for the center and back of the hole as you target and rill it home.  On the practice green, practice the pop stroke until you have it down.
