March Market Review
Median home prices increased 17% in March from $184,000 at the end of March 2012 to $215,000 for the past twelve months.
Overall pending sales increased 4% during the past year. During the 1st quarter of 2013 both closed sales and pending sales are up double digits in the $300K-$500K and $1M-$2M categories.
Inventory for Q1 of 2013 is down 14% compared to 1st quarter of last year.
The average days on market for the first quarter are down 13% for homes between $500K-$1M and 22% in the $2M+ category compared to last year.

Golf Tip of the Month
 Make downhill lies easier. One of the lies that golfers have the most trouble with is the downhill. If you know how to play this shot, this lie will not be as scary. First, play the ball more toward your back foot in order to make contact easier. Brace yourself with your front foot and do not try to make a weight shift, as you will lose your balance. Place your shoulders on an angle that matches the slope that you are on. Pick the club up steeply on the backswing and come right down on the ball in the downswing. Take a little more loft on your club, as the ball will tend to fly lower and longer. |

Foreclosure Update
Charlotte, Lee and Collier counties ranked 21st, 24th and 31st, respectively, among Florida's 67 counties in single-family home foreclosure activity in the first quarter of 2013, according to the March and Q1 2013 U.S. Foreclosure Market Report released today by RealtyTrac.
Activity in both Charlotte and Lee was down sharply from the fourth quarter of 2012, while the rate in Collier was up 16.83 percent from Q4 2012 and 39.65 percent from Q1 2012.
One in every 164 housing units in Collier is under a foreclosure filing, compared to one in 129 homes in Charlotte and one in 146 in Lee. Statewide, the average is one in every 104 homes-led by Osceola County (one in 55)-compared with the national average of one in every 296.
