Market Update    
 
The price per square foot of single family homes has stabilized over the past two years.  Inventory has decreased to a point where the number of sales and the prices of homes are increasing.  The projected price increase in property values is 2-3% which is a sign of a healthy real estate market.  The majority of new single family home developments are in the $300,000-$700,000 range. 

Due to limited availability of large tracks of land, there will be no new luxury golf communities developed.  Most luxury golf communities are re-developing their clubhouses and updating their amenities to improve the overall lifestyle experience.

Foreclosures have decreased significantly.  Shadow inventory still exists, however, banks are holding properties longer because prices are increasing and they may be able to recoup some of their other costs.

One of the more difficult shots in golf is the one where the ball is below your feet.Most golfers fear this shot and end up hitting the ball weakly to the right of the target or missing the shot badly.To hit this shot, do not go into a sitting stance as many golfers commonly do.This stance places your weight back and will cause you to move forward on the swing.The best way to play this shot is to stand a little wider, aim to the left, and minimize any leg movement by swinging mostly with your upper body.This keeps your base still and allows for good contact.Grip the club at the top of the handle and bend slightly from your knees and a little more from your waist.Swing around your spine and concentrate on not making any excessive moves during the swing.

Foreclosures and short sales accounted for 1,497 Lee County home sales in the fourth quarter of 2012-down 14.11 percent from the third quarter and 13.67 percent from the same period in 2011-according to the Q4 and Year-End 2012 U.S. Foreclosure & Short Sales Report released by RealtyTrac .  

 

The 226 foreclosure and short sales in Charlotte County in the fourth quarter marked drops of 31.93 and 27.10 percent, respectively, in those same time period, while the 722 sales in Collier County were 14.42 percent and 31.51 percent higher than Q3 2012 and Q4 2011.

 

All three area counties had overall drops in foreclosures and short sales in 2012 as compared to 2011, and their average sale prices on foreclosed or short sale homes for the year were $99,825, $173,898 and $108,573 in those areas, respectively. Statewide, the average sale price for a foreclosed or short sale home was $116,396, up 6.14 percent from 2011.
