Year in review
The number of closed sales in 2012 continued the upward trend of the past five years, culminating in the highest number of sales in 13 years! All price ranges were active with the biggest percentage gains in the segment between $500,000 and $1,000,000, up 26% for the year.
The inventory of available properties continued to decline for the sixth consecutive year. The total number of properties currently for sale represents approximately a 7 month supply, down from nine months at the same time last year.
The number of new properties placed on the market during the year also continued to fall, dropping to its lowest level since 2004.
Foreclosures and short sales declined as a percentage of the overall market and now comprise only 7% of available inventory.

Golf Tip of the Month
 Roll it on slow, bumpy greens. If you come to a course that has slow, bumpy greens, it is best to deal with the conditions as you find them. When you putt on this type of green, try to hit up on the putt so that you strike the ball in the middle. Play the ball forward in your stance and try to strike the ball in this manner to get it rolling as soon as possible to eliminate any excessive bouncing as the ball begins its roll. You should be able to get the ball to roll a good distance and hug the green better using this stroke. Remember that everyone else is putting the same greens, so accept them as they are and make the most of it. |
Foreclosures In SWFL
The Cape Coral/Fort Myers metropolitan area was the 18th most active in the country with one foreclosure filing in every 32 housing units-or 3.08 percent-according to the 2012 Year-End Metropolitan Foreclosure Market Report released by RealtyTrac. The Cape Coral/Fort Myers rate is down 4.78 percent from 2011 and 62.69 percent from 2010.
The Naples/Marco Island metro area was ranked 38th nationally, with one foreclosure in every 48 housing units, or 2.09 percent. The rate was 45.39 percent up from 2011, but remained 60.98 percent down from 2010.
