Naples Shifting to Sellers Market     
 
Since 2006 buyers have been in the drivers seat in Southwest Florida.  NABOR recent monthly report shows inventory falling more than 13 percent in February compared to last year.  Additionally, the median sales price continued it's steady rise up to $220,000, up from $180,000 in the same month last year. 

With the shortage of inventory and increasing home prices, the market is shifting from a buyers market to a sellers market.  Further evidence there's a shift to a sellers market is the increase occurrences of multiple offers submitted on properties over the past several months.

Golf Tip of the Month  

    

Know your bunker shot basics.

 

Golfers often leave the ball in a bunker because they do not use good basic fundamentals to get the ball out of the sand. Set up with about 75 percent of your weight on your front foot and keep it there. Play the ball forward of center. Swing back and make a turn with your shoulders. If you do not turn back, you will simply swing with your arms and hands and you will not generate enough power to splash the ball out. Hold your hands still and do not hinge your wrists up and down during the swing. Say to yourself, "throw sand on the green." That should be your only thought once you know the basics.


 

Lee Foreclosures - 10th in State

One in every 420 Lee County homes-or 880 overall-had a foreclosure filing on it in February, placing the county 10th in the state, according to the Q1 2013 Foreclosure Inventory Update Special Report, released by RealtyTrac.

The county has a total foreclosure inventory of 13,187 homes and an average foreclosure sale price of $114,444. Collier County had 618 foreclosure filings (one in every 315 homes) in February and has an inventory of 4,146 homes, while Charlotte County had 223 filings in the month and has 3,510 homes under foreclosure (one in every 223 homes).

Nationwide, nearly 1.5 million properties were actively in the foreclosure process or bank-owned in the first quarter of 2013, up 9 percent from the first quarter of 2012 but down 32 percent from the peak of 2.2 million in December 2010.
