NABOR: MEDIAN HOME PRICE UP 18 PERCENT
- The overall median closed home price had a year-over-year increase of 18 percent from April 2012, according to the monthly market summary produced by the Naples Area Board of Realtors.

The median price rose from $186,000 to $219,000 in the 12-month period, while overall pending sales increased 5 percent from 10,166 units to 10,678 units. Pending sales were up 27 percent in the $300,000 to $500,000 category and 13 percent in the $500,000 to $1 million category.

The average days on the market decreased 14 percent from 183 days to 158 days.

LEARN TO DETECT GRAIN.

 

Grain refers to the direction in which the grass is leaning.  Grain will have an effect on your putts, since the ball will roll in the direction of the grain-faster with the grain and slower against the grain.  Generally, most grasses will point toward the setting sun, but that is not always true.  Find the direction of the grain and move around to get different angles.  If the grass is shiny, the grain is flowing in that direction.  If the grass is dark green, the grain is coming against you.  You cannot rough up the green with your putter to see the grain but if you use your eyes, you will pick up the flow of the grass easily.

FORECLOSURE SALES RISE IN COLLIER, LEE COUNTIES

Bucking national trends, sales of foreclosed homes in Collier and Lee counties rose in the first quarter of 2013-compared with both the previous quarter and the same quarter last year-according to Q1 2013 U.S. Foreclosure & Short Sales Report released by RealtyTrac.

Foreclosure sales rose in Collier by 7.65 percent from Q4 2012 and 20.20 percent from Q1 2012, while the totals in Lee were up 1.84 percent from Q4 2012 and 14.56 percent from Q1 2012. Sales in Charlotte County were off both quarterly and year over year, falling 12.16 percent from Q4 2012 and 3.84 percent from Q1 2012.

Nationally, foreclosure sales were down 18 percent from the previous quarter and 22 percent year over year. "We expected foreclosure-related sales to be lower given the downward trend in new foreclosure activity nationwide over the past two and a half years," says Daren Blomquist, vice president at RealtyTrac.
