TOP 15 RETIREMENT HOT SPOTS

Realtytrac recently ranked Naples the 2nd best retirement hot spot nationwide for real estate investment.  The report took into account the percentage of population  age 65 or older (44%), annual percentage increase in home prices (26.79%) as well as other factors such as average temperature (74 degrees) and annual chance of sunshine (72.88%).  Ft. Myers was also ranked in the top 10 coming in 6th place.   

  

For those planning to retire within the next 5 years, the Southwest Florida area is prime for investing in a second home.  Both the Naples and Ft. Myers area posted positive capitalization rates which is an indication rentals in these areas will generate positive cash flow. 

 

 


Market Review      

INVENTORY CONTINUES TO DECLINE

May inventory dropped from 6,106 units to 5,412 units, a reduction of 11% in total inventory.  Average days on market continues to decrease as well, falling to 161 days compared to 191 days a year ago.

The overall median closed home price increased 16% from the 12 month period ending May 31st.  The median price jumped from $190,000 to $220,000.

As the supply of homes continues to decline, home prices will continue their upward trend.  Additionally, as Interest rates begin to climb buyers who've been sitting on the sidelines have an extra incentive to move forward with a home purchase so they can lock in a low rate.

COLLIER & LEE COUNTIES

Even though Florida has jumped to No. 1 from the second spot on the list of states with the highest foreclosure activity, according to the latest data from RealtyTrac, Collier and Lee counties continue to improve. 
 

Those who live in the Naples/Marco Island area, which encompasses all of Collier County, are doing better than those in the Cape Coral/Fort Myers area, which includes all of Lee County. And both are in better shape than Miami, Jacksonville and Tampa, which top the list.

 

One out of every 392 homes in Lee County had a foreclosure filing, which ranks it as No. 22 out of Florida's 67 counties. At No. 31 on the list, Collier County was in the middle of the pack: one out of every 510 homes is in some stage of foreclosure.

GOLF TIP

Avoid the sand wedge on thin lies around the green.

 

Many golfers reach for their sand wedge when they need to chip or pitch near the green.  If the ball is on a thin lie where there is not much grass, or the ground is hard, use a pitching wedge or nine iron.    The sand wedge has extra bounce on the sole to let the club pass through the sand without digging.  On thin lies, however, the sand wedge will bounce off the ground and into the ball, causing it to race over the green.  Be sure to use the correct club.  View more tips
