Deals of 153,000 SF Incude 30,000 SF Expansion- GlobeSt.com October 26, 2009
ONTARIO, CA-An office chair manufacturer is relocating its corporate headquarters into 101,690 square feet here in a lease that includes a 30,000-square-foot expansion, and Irvine-based CIP Real Estate has signed tenants to 51,000 square feet of new leases at its Empire Towers office project, also in Ontario. Office Master Inc., a manufacturer of ergonomic office chairs, has signed a five-year deal for its new space, which is at 1110 Mildred Ave. in a newly completed building developed by Sacramento-based Panattoni Development. Office Master will bring approximately 60 jobs to the building. The lease is valued at $2.4 million and includes an option to purchase, which the tenant hopes to execute quickly, according to the brokers. Office Master Inc.'s current headquarters is at 2009 Wright Ave. in LaVerne, a building that the furniture maker owns and has occupied for approximately 10 years. The decision to relocate to Ontario, and specifically to this building, came down to value. The tenant wanted new construction, and looked at all options in the San Gabriel Valley, but ultimately, the value for the tenant with this state-of-the art building couldn't be found in other markets." The Office Master lease is with Belmont & Grove Land Holdings LLC, a division of Panattoni. The building is located within the Belmont and Grove Business Park, a prime west Ontario location, Arens points out. In the CIP leases at Empire Towers, the Irvine-based commercial real estate investment and management company has signed 11 tenants to new leases valued at more than $5.5 million at the Empire Towers Office Park, a master-planned, five-building business center comprising more than 525,000 square feet of class-A office space. Scott Flemer, SVP of marketing for CIP Real Estate Property Services, reports "a considerable volume of leasing" at the office project from a broad range of tenants. CIP's new deals include four new leases, two expansions and five renewals. The two largest deals were an 11,650-square-foot renewal by Sedgwick Claims Management and a 7,945-square-foot renewal by Merrill Lynch/Bank of America. The tenants in the other leases included XO Communications, Windsor Foods, health plan specialist Word & Brown, Mutual of Omaha, National General Insurance Co., American Justice Mitigation, Kaiser Ventures, Powell Electronics and Fidelity National Title.

what's the difference between a leasing agent and a tenant rep?
Answer: The leasing agent has the listing on the property and represents the interests of the building owner. A Tenant Representative or "Rep" represents the interest of the tenant in a lease
transaction. Most commercial real estate companies work exclusively on listings and will occasionaly work on a tenant assignment. This practice in my opinion represents a major conflict ot interest. Exclusive Tenant Representon companies are a much smaller nich within the industry with a specialized focus on only representing the interests of the Tenant.

The Green Office.

The Green Office is not about the color of your office space walls, but the desire of business owners and managers to be socially and environmentally responsible. Many tenants are beginning to insist on more environmentally friendly office space. If you are reading you may be included in this group; those who are recognizing their corporate responsibility to be good citizens. Many are taking The Green Office; the use of recycled, environmentally friendly, and sustainable business products, and paper, very seriously. A Green Office incorporates design, construction and operational practices that significantly reduces or eliminates negative impacts on the environment and its occupants. The green office is an opportunity to use resources efficiently while creating healthier environments for people to live and work in.
The Green Office is not only includes the building, office products, but transportation as well.
The National Safety Council estimates that riding the bus is over 170 times safer than automobile travel - and it's greener too!

The US Green Building Council has the LEED Rating System to rate buildings as to their environmental friendliness. "The Leadership in Energy and Environmental Design (LEED) Green Building Rating System™ encourages and accelerates global adoption of sustainable green building and development practices through the creation and implementation of universally understood and accepted tools and performance criteria. "
The BIG question: How can we incorporate the Green Office into our business without too much pain? In actuality, it is not too difficult.
General Green Office Practices Following some of these tips will not only help your office become greener, but will save you money, too.
- Turn off your computers and monitors overnight and on weekends.
- Activate the "Energy Star" energy saving functions available on most computers. They are up to 52% more efficient.
- Turn off lights when not in use.
- Use motion detecting switches in less used areas
- Open windows instead of using air conditioning where possible
- Turn off your climate control when not needed
- Install desk side recycling
- Use email instead of USPS mail
- Store electronic reports rather than paper reports
- Avoid using FAX cover sheets
- Use the double sided feature of your printer.
- Reuse paper for note pads.
- Buy only recycled paper.
- Replace light bulbs with lower wattage or compact fluorescents.
- Get flat screen monitors for your computers. They are more efficient.
- Maximize the use of natural light in your space by placing private offices in the interior areas for the space.
- Insist on biodegradable and non-toxic cleaning supplies.
- Buy re-manufactured or refillable toner cartridges for printers and photocopiers.
- Printing Services Selection
Before purchasing printing services from a provider, make sure that the materials and practices they use are sustainable. The Solid Waste Management Controlling Board has compiled the following list of recommended requirements for printers:
- Vegetable-based and recycled (filtered) inks; avoid inks containing heavy metals
- Recycled-content (30% minimum content) and tree-free blend papers; PCF - process chlorine-free is the best environmental choice
- Alcohol-free printing processes
- Solvents free of toluene and methylene chloride
- Paper recycling and reuse programs
- Workplace safety and accident reduction programs
