     Naples Market Trends     
OCTOBER SALES CONTINUE TO BE STRONG

Closed sales during October of this year are the highest on record for the month and they're up 13% higher than October of last year.  Closed sales for homes above $1 million have increased from 816 to 1015 representing a 24% increase compared to last year.

Average sales price year-to-date is at its highest level since 2008, but remains 30% below the high for this period established in 2007.

Pending sales for the month increased 13% over October 2013.  Pending sales above $1 million saw the largest increase at 67%.

Inventory in the Naples, Bonita Springs and Estero market stands at 4,834 units (2,658 single family and 2,176 condos) which represents a 10% decline compared to last year.  There is a 4.5 month supply of inventory.

OCTOBER MARKET REPORT

Inventory levels continue to decrease over prior year in both single-family and condominium segments. Both are seeing over a 45% decrease over this time in 2013. Both the average and median sales price have increased in both single family homes and condos compared to this time last year.

Single-Family Homes, as compared to October 2013 year over year:  

  • Closed sales 101 units - 4.7 percent decrease
  • New Pending Sales 97 units - 38.6 percent decrease
  • New Listings 150 units - 25.7 percent decrease
  • Median Days on Market 35 - 49.3 percent decrease
  • Inventory of Active Listings 419 units - 47.2 percent decrease
  • Month's Supply of Inventory 4.6 units - 17.9 percent decrease
  • Average Percent of List Price 93.8% - 1.2 percent increase

Condominiums/Townhomes, as compared to October 2013 year over year: 

  • Closed sales 77 units - 28.7 percent decrease
  • New Pending Sales 93 units - 25.6 percent decrease
  • New Listings 128 units - 29.3 percent decrease
  • Average Sale Price $302,654 - 26.5 percent increase
  • Median Days on Market 54 - 14.3 percent decrease
  • Inventory of Active Listings 396 units - 53.4 percent decrease
  • Month's Supply of Inventory 4.3 units - 32.4 percent decrease

Stop the Yips

 

The yips is a term for when a player becomes very anxious when putting and makes a quick and jerky stroke with the hands.  A good way to help fix the yip problem is to use a jumbo grip on your putter.  The large grip makes it difficult to flip your hands back and forth and will force you to use your big muscles to swing your arms while the hands and wrist remain still.  This has worked for a lot of players, from beginners to PGA Tour professionals, so ask your pro about making the change.

In The Rough  

   

Mac and Jimmy are playing a challenging new course

and as usual Mac is having a tough time off the tee.

On the 6th hole he hits a huge banana ball.

"Did you see where that drive went...is it in the rough?" he asks. 


"Sort of " says Jimmy. "How far in?" asks Mac.


" I'm not sure, but I hope our golf cart has 4-wheel drive"
