2013 YEAR END REVIEW
Overall the market continues show steady growth. 2013 closed out the year strong culminating in the highest number of sales on record at 12,107 sales.
2013 Highlights in comparison to 2012
- Average sales price increased 13%
- Median sales price increased 18%
- Closed sales increased by 8%
- Pending sales increased by 7%
- Inventory declined by 23%
- Days on market decreased by 14%
Additional signs of market stabilization is the percentage of sales that were traditional versus non-traditional (short-sales and foreclosure) sales. At the beginning of the year 74% of all sales were traditional compared to 26% non-traditional sales. Bonita Springs-Estero - Average Sale Price Continues to Climb as Inventory decreases
According to the Bonita Springs-Estero Association of REALTORS (B.E.A.R.) inventory continues to decline, as does the days on market. Inventory is down by 36.5 percent over December 2012 and the days on market went from 104 days to just 63 days over the same period for single-family homes. The average sale price has increased again this month by .7 percent over December 2012 for single-family homes and .7.3 percent for townhomes/condominiums.
The decrease in closed sales for December 2013 is a result of decreasing inventory. The demand is high right now and homes are selling for more money with less time on the market. View Report

You do not need leg action when chipping.
Often, you will see a golfer make a little weight shift and move his/her legs excessively while making a simple chip. The chip shot requires a steady upper body and minimal movement. The swing is made with the arms, hands, and shoulders, and not the legs or feet. Set up with weight on your front foot and then leave it there. Do not shift your weight at all but simply let your shoulder rock back and forth to control the chipping stroke. You will eliminate fat and thin shots by remaining steady over the ball. Wait until the ball lands before looking up.
