Market Trends
July Inventory remains tight and prices continue to climb. Year-to-date sales have increased 17% compared to this time last year. Sales over $1 million led the way with 828 so far this year compared to 647 last year which represents a 28% increase in total number of sales. Sales below $250,000 had the largest increase in average sales price at 7% and have the shortest days on market at 75 days.

Bonita Springs/Estero Market Trends
Inventory levels continue to decrease over prior year in both single-family and condominium segments. Both are seeing on average a 40 percent decrease over this time in 2013.
For single-family homes, the average sale price has increased by 7 percent, however new listings have decreased by more than 60 percent year-over-year. The average sale price for condominiums have increased by 5.6 percent, and the days on market for both segments now stand at an average of 50 days. The highlights of the July 2014 report include the following:
Single-Family Homes, as compared to July 2013 year over year:
- Closed sales 82 units - 36.4 percent decrease
- New Pending Sales 84 units - 56.7 percent decrease
- New Listings 121 units - 33.1 percent decrease
- Average Sale Price $403,949 - 5.6 percent increase
- Median Days on Market 49 - 53.8 percent decrease
- Inventory of Active Listings 391 units - 56.2 percent decrease
- Month's Supply of Inventory 3.9 units - 39.4 percent decrease
Condominiums/Townhomes, as compared to July 2013 year over year:
- Closed sales 79 units - 40.5 percent decrease
- New Pending Sales 79 units - 54.9 percent decrease
- New Listings 65 units - 60.6 percent decrease
- Average Sale Price $282,190 - 7 percent increase
- Median Days on Market 50 - 50 percent decrease
- Inventory of Active Listings 395 units - 55.1 percent decrease
- Month's Supply of Inventory 3.9 units - 41.5 percent decrease

Stop Pulling your Short Irons
Many golfers tend to pull their pitching wedge and nine iron shots well left of the target. The primary reason for this is making a weight shift when one is not needed. The short shaft of these irons will not allow time for a big weight shift from your back foot to your front. To stop pulling these irons, take a stance that is narrower than your shoulder width. Place more weight on your left foot and leave it there for the swing. Stay balanced and make a smooth transition. There is no need to swing hard with these clubs.
