FIRST QUARTER MARKET RESULTS
The SWFL housing market shows no signs of slowing down. Pending sales for the quarter were approximately the same as the number of new listings placed in inventory for the first time since we began tracking this ration in 2004.  First quarter sales posted a 13% increase over last year after three years of stable first quarter closings. The average closed price increased 19% over the prior year. Supply continues it's downward trend with the shortest supply at only 3 months for properties priced under $250,000.
Additional highlights for March compared to last year include:
- Average sales price increased 19%
- Closed sales increased 5%
- Pending sales in Naples increased 14%
- Pending sales in Bonita Springs/Estero 22%

Inventory Declines, Prices Increase
The average sales price for an existing single-family home in Bonita Springs and Estero increased 8.2% to $469,834 from a year earlier, according to statistics released by the Bonita Springs-Estero Association of Realtors.
Active sales listings declined 58.2% to 504 in the same time period.
The number of closed sales was 92, a 37.8% decrease, and the median days on market was 50 - down 56.5%.
For condominiums and townhouses, the average sales price was $276,578, a 5.7% increase. Active listings declined 54.4% to 520.

Stay Connected to Control Your Pitching and Chipping
Pitching and chipping require a controlled back and through stroke that delivers the clubface square to the target. If you push the club away from you or pull back to the inside on the takeaway, you will have difficulty getting your swing back in plane. A great way to stabilize your putting and chipping strokes is to stay connected to your body. Swing the club back and through so that your left arm brushes against your chest and never get away or behind it. Keep your right elbow close to your side as well. This way, your body, instead of your arms and hands, will guide your swing.
