Q3 INVENTORY REMAINS TIGHT
Limited inventory continues to be the story of the Naples area real estate market. During 3rd quarter, inventory of existing homes decreased 9% from 4,080 homes available in the 3rd quarter of 2013 to 3,702 homes in the 3rd quarter of 2014. This tight inventory affected sales activity as demonstrated by a 10% decrease in pending sales from 2,548 this year to 2,304 pending sales in Q3 2014; and an 11% decrease in closed sales from 2,339 in 3rd quarter 2013 to 2,093 closed sales in 3rd quarter 2014.
Q3 Market Highlights (2014 vs 2013)- Pending sales of single family homes over $2 million increased 26 percent.
- Pending sales of condominiums between $1 million and $2 million increased 29 percent.
- Overall closed sales in the $300,000 to $500,000 category increased 13 percent from 398 to 451.
- Overall closed sales in the $1 million to $2 million category increased 14 percent from 91 to 104.
September Market Highlights (2014 vs 2013):- Overall pending sales increased 2 percent from 810 to 829.
- Overall closed sales decreased 3 percent from 9,919 in the 12-months ending September 2013 to 9,585 closed sales in the 12-months ending September 2014.
- Overall inventory decreased 9 percent from 4,080 in September 2013 to 3,702 in September 2014.

Inventory levels continue to decrease over prior year in both single-family and condominium segments. Both are seeing on over a 35% decrease over this time in 2013.

Foreclosure Update
FORECLOSURES DOWN IN COLLIER COUNTY, UP IN CHARLOTTE, LEE
In the 3rd quarter of this year, foreclosure filings fell in Collier County compared with the 2nd quarter, but increased in both Charlotte and Lee counties, according to a study released by housing analytics company RealtyTrac (Click her to view report). In Collier County, 472 homes were placed in foreclosure during the quarter ending Sept. 30, down 20% from the quarter ending June 30 and down 52% compared to the third quarter last year. By contrast, in Charlotte County, 717 homes were in foreclosure in the third quarter, up 23% from second quarter and up 39% from the same period last year. Lee County reported 2,012 homes in foreclosure in the third quarter, up 28% from the previous period but down 6% from last year. As of Sept. 30, one in every 140 housing units in Charlotte County was in foreclosure while one in every 184 housing units faced foreclosure in Lee County. The corresponding number in Collier County was one in every 419 homes.

Learn The Stinger
Tiger Woods made the stinger shot famous as his "go-to" shot. A stinger is a shot that shoots off the tee in a low line drive. It assures that the ball will be in the fairway with some good distance as well. To hit a stinger, play the ball in the middle of your stance, hold the club firmly with your left hand, and use a three-wood or long hybrid. Make a three-quarter backswing and drive down and through the ball with a powerful swing. Hold your finish just above waist high to keep the ball low. The ball should rocket straight down the fairway. This is a great shot for tight holes with trouble on both sides. With practice, this is a shot that you will love to use when you need it.
