NAPLES MARKET REVIEW
THIRD QUARTER MARKET REPORT     

Southwest Florida's single-family home price growth in the third quarter was among the highest in the nation according to the latest report released by the National Association of Realtors.

In Naples, overall closed sales for single-family homes in the $1-million to $2-million price category outpaced all other price categories with a 79 percent increase (quarter over quarter) from 56 single-family homes sold in the Third Quarter of 2014 to 100 sold in the Third Quarter of 2015 according to NABOR's latest statistics.

Geographically, inland neighborhoods of Naples and the South Naples condo market saw the most activity.  According to a quarterly comparison of the Q3 2014 versus Q3 2015, the South Naples condo market saw an 8% increase in pending sale, a 9% increase in closed sales, and a 24% increase in median closed price.

Additional market highlights for Q3: 
  • Pending sales decreased 1% from 2,304 to 2,270
  • Closed sales increased 3% from 9,658 to 9,956
  • Inventory decreased3% from 3,702 to 3,606 homes
  • There is a 4.24 months supply of inventory
  • Average days on market decreased 1% to 77 days

Bonita Springs/Estero Market Trends  
OCTOBER MARKET REPORT
 
Single family home sales in the Bonita Springs and Estero area saw a significant decrease in the number of days on market which dropped 20% in October when compared to the previous year.  The average days on market was only 28 days.

The number of single family home sales also dropped in October, down 27.7% from 101 in October of 2014 to 73 in October 2015.  New pending sales remained consistent year-over-year.  New listings dropped slightly going from 150 last year in October vs. 138 this year.
