 Market Review  

The Naples area housing market is off to a solid start according to broker analysts who evaluated the January 2015 Market Report released by the Naples Area Board of REALTORS� (NABOR�). In the Collier County iInventory declined a moderate 5% from 4,776 homes in January 2014 to 4,515 homes in January 2015.  Overall closed sales in every price category above $300,000 increased by double digits over the past 12-months. Overall median closed price increased 13% up from $242,000 to $273,000 during the same time period.  

 

 Additional January Highlights Year over Year: 

  • Overall Pending Sales decreased 13% in the $0-$300K price range and increased 15% in the $2M+ price range
  • Overall Closed Sales increased 18% in the $1M-$2M price range and 25% in the $2M+ price range
  • Overall Median Closed Price increased 10% in the $0-$300K price range and 13% in the $2M+ price range
  • Overall Inventory decreased 24% in the $0-$300K price range and increased 15% in the $300K-$500K price range

Median days on market continue to decrease over the prior year in both single-family and condominium segments. Both are seeing over a 20% decrease over this time in 2014. Average sales prices have increased increased in both single family homes and condos compared to this time last year.

 

Single-Family Homes, as compared to January 2014 year over year:  

  • Closed sales 68 units - 4.6% increase
  • New Pending Sales 112 units - 15.8% decrease
  • New Listings 195 units - 4.8% increase
  • Average Sale Price $495,942 - 4.3% increase
  • Median Days on Market 35 - 23.9% decrease
  • Inventory of Active Listings 489 units - 17.4% decrease
  • Month's Supply of Inventory 5.6 units - 27.1% increase
  • Average Percent of List Price 95.3% - 1% increase

Condominiums, as compared to January 2014 year over year: 

  • Closed sales 75 units - 7.4% decrease
  • New Pending Sales 103 units - 32.2% decrease
  • New Listings 156 units - 26.1% decrease
  • Average Sale Price $323,251 - 17.1% increase
  • Median Days on Market 43 - 27.1% decrease
  • Inventory of Active Listings 414 units - 33.3% increase
  • Month's Supply of Inventory 4.6 units - 3.9% decrease
