APRIL 2015    

April had the highest total number of closed sales since July 2009.  At the same time it was the lowest level of distressed property closings in the past six years.   

  

Overall closed sales increased in all price categories above $300,000.  The $300,000 to $500,000 category led the way with a 21% increase over the past 12 months.  

 

Additional April highlights year over year:   

  • Pending sales decreased 2% from 1,231 to 1,210
  • Median Closed price increased 13% from $250K to $283K
  • Inventory decreased 3% from 4,157 homes to 4.=,040
  • Singly family home inventory increased 4%
  • Condo inventory decreased 10%

Median days on market continue to decrease over the prior year in both single-family and condominium segments. Closed sales have increased increased more than 15% in both single family homes and condos compared to this time last year.     

 

2015 Single-Family Homes, as compared to April 2014 year over year:  

  • Closed sales 136 units - 15.3% increase
  • New Pending Sales 147 units - 8.9% increase
  • New Listings 138 units - 10.4% increase
  • Average Sale Price $499,866 - 3.9% increase
  • Median Days on Market 44 - 22.8% decrease
  • Inventory of Active Listings 441 units - 8.1% decrease
  • Month's Supply of Inventory 4.9 units - 20.9% increase
  • Average Percent of List Price 93.4% - 2.2% increase

2015 Condominiums, as compared to April 2014 year over year: 

  • Closed sales 115 units - 16.1% decrease
  • New Pending Sales 128 units - 13.3% increase
  • New Listings 111 units - 17.2% decrease
  • Average Sale Price $392,293 - 50.9% increase
  • Median Days on Market 42 - 6.7% decrease
  • Inventory of Active Listings 329 units - 37.2% decrease
  • Month's Supply of Inventory 3.9 units - 13.2% decrease
  • Average Percent of List Price 93.5% - 1.1% decrease
