The Naples area housing market continues to see year-over-year growth in our overall median closed prices.  The industry expects this trend to continue.  Inventory also continues to remain low yet we ended February with 1,280 sales pending.  Ultimately this confirms the Naples area market remains healthy.  




 Additional February Highlights Year over Year: 

  • Overall Pending Sales increased 3% from 1,244 up to 1,280 compared to February last year.
  • Overall Closed Sales for single family homes decreased 1% from 9,808 down to 9,720 for the past 12 months
  • Condo inventory decreased 6% from 2,305 to 1,957
  • Single Family homes inventory decreased 5% from 4,633 homes to 4,406 homes

  • New Pending Sales 133 units - 6.4% increase
  • New Listings 149 units - 3.5% increase
  • Average Sale Price $505,380 - 25.8% increase
  • Median Days on Market 45 - 32.8% decrease
  • Inventory of Active Listings 479 units - 13.2% decrease
  • Month's Supply of Inventory 5.5 units - 28.3% increase
  • Average Percent of List Price 93.7% - 3.2% increase

Condominiums, as compared to February 2014 year over year: 

  • Closed sales 71 units - 18.4% decrease
  • New Pending Sales 125 units - 18.8% decrease
  • New Listings 114 units - 26.0% decrease
  • Average Sale Price $328,3 - 21.4% increase
  • Median Days on Market 39 - 23.5% decrease
  • Inventory of Active Listings 386 units - 31.7% decrease
  • Month's Supply of Inventory 4.4 units - 1.9% decrease
  • Average Percent of List Price 94.6% - 0.9% decrease
