FIRST QUARTER    

The Naples area housing market remains steady in all price categories, according to the First Quarter 2015 Market Report released by the Naples Area Board of REALTORSŪ (NABORŪ).  There is a noticeable shift away from single family homes to condo sales.  In particular, the $300,000 - $500,000 price range for condominiums ended the quarter with both closed and pending sales up by double digits.  

 

   

 Additional Q1 highlights Year over Year: 

  • Pending sales are down 13% in the $0-$300K category and up 18% in the $300K-$500K.

  • Closed sales are up 14% in the $300-$500K category and 18% in the 2M+

  • Median Closed Price is up 12% overall

  • Inventory is down 24% in the $0-$300K category and up 14% in the $300K-$500K category and 18% in the $2M+

Median days on market continue to decrease over the prior year in both single-family and condominium segments. Closed sales have increased increased more than 10% in both single family homes and condos compared to this time last year.     

 

2015 Single-Family Homes, as compared to March 2014 year over year:  

  • Closed sales 103 units - 12.0% increase
  • New Pending Sales 156 units - 3.3% increase
  • New Listings 161 units - 16.7% increase
  • Average Sale Price $603,206 - 28.4% increase
  • Median Days on Market 47 - 6.0% decrease
  • Inventory of Active Listings 467 units - 7.3% decrease
  • Month's Supply of Inventory 5.3 units - 30.7% increase
  • Average Percent of List Price 93.5% - 0.1% increase

2015 Condominiums, as compared to March 2014 year over year: 

  • Closed sales 107 units - 15.1% decrease
  • New Pending Sales 153 units - 6.7% decrease
  • New Listings 133 units - 0.7% decrease
  • Average Sale Price $256,851 - 7.1% decrease
  • Median Days on Market 36 - 20.0% decrease
  • Inventory of Active Listings 358 units - 31.2% decrease
  • Month's Supply of Inventory 4.1 units - 1.9% decrease
  • Average Percent of List Price 94.5% - 1.8% increase

Kicked Ball   

 

A foursome was putting on the green when a ball dropped in their midst.One of the party winked at the others and kicked the ball into the hole.

Seconds later a out of shape player puffed on to the green out of breath and
red of face. He looked round distractedly and asked: "Seen my ball?"

"Yeah, it went in the hole," the joker answered with a straight face.

The player looked at him unbelievingly. Then he walked to the hole, looked in, reached down and picked up his ball. His astonishment was plain to see.

Then he turned, ran down the fairway and as he neared his partner the group
on the green heard him shout:
"Hey, Sam, I got an eleven!"
