JULY MARKET REPORT     

Activity in the Naples area housing market continued its upward momentum this summer.  The Naples Area Board of REALTORSŪ (NABORŪ) recently released their July 2015 Market Report which shows several notable high points and very few low points.

The report shows an 8% increase in overall pending sales, one indication the market remains steady.  The increase is unlike July of last year where both overall pending sales and overall inventory decreased 13% respectively. Especially notable for this year is pending homes sales in the $300,000-$500,000 price range increased 24% in July.

While overall inventory only decreased 1% in July 2015, inventory for single-family homes showed a 7% increase from 1,906 single family homes in July 2014 to 2,040 single family homes in July 2015.


Additional market highlights for the 12-months ending July 2015: 
  • Pending sales increased 8% from 845 to 913 homes
  • Closed sales increased 1% from 9,751 to 9,879 homes
  • Inventory decreased 1% from 3,563 to 3,518 homes
  • There is a 4.35 months supply of inventory.
  • Average days on market stayed the same at 77 days

Although closed sales slowed during the month of August compared to July, pending sales increased by 12 percent.  Supply continues to tighten for single family homes, villas and condos in the Bonita Springs and Estero areas, dropping slightly from 640 down to 633.
