Solid 3 bed mid terrace, Victorian. Needs a cosmetic upgrade before relet. Double glazed and GCH, upstairs modern bathroom.
As a three bedder it could rent for 450-475pcm, although the LHA rates for housing benefit allow up to 525pcm for 3-beds in this ward.
The vendors daughter rents a 2-bed on the opposite side of the road, and would love to rent this as she has children and is outgrowing her current accommodation. She is willing to rent it in current condition, so all that would be needed would be a gas safety cert and an elec check (both look reasonable condition).
Not many comps for sold properties in this street, but the last sold was 2 bed and was 71.5k.
Estate agents thought 85k was roughly right so I am assuming it will value at 80k tops. If less, I will negotiate with vendor to try to ensure the same discount for the buyer.
Its in the Walton disctrict of Liverpool, on the Anfield border, two streets away from Stanley Park (off Walton Lane) where of course the new Liverpool Football Club stadium will be built. Check here.
There has been, and will continue to be, a lot of regeneration in this area, and with Anfield Stadium being converted in the next several years, its a good area to invest with good longterm potential.
