- Purchase Solicitor (typically £450+, plus VAT and disbursements)

AREA / PROPERTY DESCRIPTION
Popular middle-class location in Huyton, close to local amenities and good primary school.
The three bed semi has ample carparking, garage, front/back/side garden (well maintained).
Internally - lounge, dining room, morning room, kitchen. Upstairs - three decent double bedrooms and a modern three piece bathroom with over-bath shower.
It would be possible to get a multilet valuation if this helped the property stack up for mortgage purposes.
The property is a bit dated as can be expected from an elderly couple. But the property has been well-maintained and is structural fine. Ideally, the property would need redecorated throughout, new carpets, and laminate downstairs. Judgement call about the kitchen - you could get away with tarting it up, but ideally for the middle-class renter it might be better to invest in a modern kitchen.
However, all this adds value - and props nearby value around 170-195k (some have additions like conservatories - but shows potential).
Don't foget the large cashback would go a long way towards any work, which I can organise upon completion.
One final plan might be to use our purchase scheme - but get a 'let to buy' purchase mortgage at 90%, for further cashback (£16,500).
