  3. The FF is payable upon completion and comes from your remortgage finance. 

Upon Completion

  1. Broker (variable)
  2. Bridging Finance (if applicable, varies, normally a flat £500)
  3. Finders Fee (any remaining, see above, varies) - minus the Deal Fee which has already been paid to secure the deal
  4. Purchase Solicitor (typically £450+, plus VAT and disbursements)
  5. Vendor's Solicitor (normally a flat £500)
On a typical £100,000 property, all the fees, should come to around £2,000 - £2,500 (excluding the Finder's Fee).

This is a large 4 bed semi-detached property, in good condition.  It is 1950s approx.  Fully double gazed and gas central heated.

There is offroad parking and a large 90foot garden.  Some bedrooms need redecorating due to kids, but apart from that there is little work needed to get this up to lettable standard quickly.

Properties of this type would easily rent for 500-525pcm.  With a single mother with 3+ kids, you could be able to achieve a higher rent on the new housing benefit rules.

Knowsley Council under the new LHA guides, allow up to £173.08 per week which works out at over £700 pcm (not guaranteed to get this, but get a single mum with load of kids, and it may be possible to get above 525pcm).
