I am so excited to report on ANOTHER staging success story in East Hampton this month! 


 

In last month's newsletter we reported that 34 Sherrill Road in East Hampton Village "sold" 10 days after we staged it, after having been on the market for 8 months with no offers.

 

This month I am pleased to report that 34 Maidstone Avenue "sold" 22 days after we staged it at over 90% of the asking price, after having been on the market for 7 months!

"Despite summer typically being a slow time in Manhattan real estate, sales figures were strong in July with condo and co-op sales up 19% compared to last year. Listed inventory dropped this month, despite a robust new development market. The condo and co-op markets continued to differ this month which contributed to varying experiences for condo and co-op buyers. Prices in both markets were mixed, with co-op price indicators slightly more positive. Condos saw nominal year-over-year decreases in average and median price and average price per square foot. Co-ops saw strong increases in average and median price year-over-year but a decline in average price per square foot."
    
The following is a comparison of July 2015 vs. July 2014:
  
Market Wide: 
  • The listed inventory of 5,380 units was a 9% decrease.
Condos:
  • The median sale price of $1.467 million was an 8% increase.
  • The average price per square foot of $1,979 was a 2% decrease.
  • The listed inventory was 2,722 units which was unchanged. 
Co-ops:
  • The median sale price of $760,500 was an 8% increase.  
  • The average price per square foot of $1,035 was a 6% decrease.
  • The listed inventory was 2,289 units which was a 16% decrease.

Tips and Tricks of the Trade:  
How To Hide Home Wires 

           

 
No matter how clean your space actually is, a tangled bundle of wires can instantly make the room appear messy and disorganized. Make your space clutter free and ready for its close-up with one of these helpful hints.  Before you start cleaning though, remember to turn off and unplug all appliances, and sweep away any dust bunnies.

The supplies you'll need: 

Zip Ties
Large Binder Clips
Plastic Hooks
Spiral Cord Wraps
Surge Protector

Mark It: The biggest hurdle in hiding all those wires is to first get them untangled. Unplug the end of one cord and follow it to the source. Mark the name of the device on a bread clip, or simply write the name of the device on a piece of tape and wrap it around the cord near the plug.

Clip It: Half the battle in keeping your cords hidden is keeping them tidy and neatly organized. Gather in bundles and clip with binder clips or zip ties to help control the chaos.

Tape It: Clear packing tape will hold almost anything in place and is a useful tool when you want to disguise a cord by running it behind a table leg or something similar. Try to move the cord to the very back of the table, or an area that is more out of sight than not, and run the cord along the length of the leg towards the outlet.


Hang It: Gather the cords by the wrapped bundles and hang them off the backside of your furniture using an adhesive hook.

  • The median sales price of $998,000 was a 7.6% decrease.
  • The number of sales of 807 was a 5% increase.    
  • The dollar volume of sales of $1,391M was a 1% decrease.

 Southampton Town:

  • The median sales price of $950,000 was an 11.8% increase.
  • The number of sales of 1,593 was a 3% decrease.
  • The dollar volume of sales of $2,857M was a 2% decrease.
Southold Town: 
  • The median sales price of $510,000 was a 4% increase.
  • The number of sales of 386 was a 12% decrease. 
  • The dollar volume of sales of $239M was an 20% decrease.
