I am so excited to report on our staging success story in East Hampton this month! 

 

This $2.4 million 4 bedroom house on a quiet street in the Village was on the market for 8 months with no offers.  The homeowner decided to take a fresh start with a new real estate agent, a more attractive price and staging.  It paid off!  

 

The house sold in less than 10 days after staging.  See our Before and After photos below.

"The second quarter is typically the busiest of the year for the Manhattan real estate market, and this quarter certainly stayed on trend. Closed sales in Manhattan were up as were signed contracts. Median price increased year-over-year, and inventory grew, however this was from a near historic low figure. The last several years have seen periods of notable fluctuation in metrics, sometimes signaling uncertain market conditions. However, the moderate increase in sales and pricing without major changes in either direction indicate that the Manhattan market may be in a period of reserved growth fueled by continued demand and slowly growing supply."
    

The following is a comparison of Second Quarter 2015 vs. Second Quarter 2014:

  

Market Wide: 

  • The median sale price of $960,000 was a 1% increase.
  • The average price per square foot of $1,637 was a 1% decrease
  • The listed inventory of 5,773 units was a 12% increase.
  • The days on the market of 97 days was a 4% decrease.

Condos:

  • The median sale price of $1.25 million was a 4% decrease.
  • The average price per square foot of $1,708 was a 6% increase.
  • The listed inventory was 2,222 units which was a 14% increase. 
Co-ops:
  • The median sale price of $750,000 was a 4% increase.  
  • The average price per square foot of $1,160 was a 3% increase.
  • The listed inventory was 2,728 units which was a 7% increase.

Tips and Tricks of the Trade:  
Area Rugs: Tips For Selection and Placement 

           


 

When Donna Dazzo is staging a home for sale, area rugs serve many functions in a room: 

  • Defining the area, for example, a seating or dining area in a large room
  • Adding pops of color to an otherwise neutral room
  • Toning down a room that has strong and bright colored furniture
  • Adding texture to a neutral colored space

Here are some tips when buying an area rug:


If you anticipate lots of traffic and wear and tear, select a patterned rug which will show stains less than a solid rug.

Don't cover the entire floor with an area rug - leave 9 to 12 inches of the floor around the edges of the rug exposed.

Use non-skid pads when needed to prevent slips and accidents. The pad should be a few inches smaller than the rug.

Avoid placing the rug so that the traffic pattern would have people walking with one foot on the rug and the other foot on the bare floor. And avoid placing the corner of a rug in front of a door as people may trip.

In a bedroom, at least two sides of the bed should have the same amount of rug showing.

    Fun Facts About Summer!! 

          

   

The "dog days of summer" refer to the weeks between July 3 and August 11 and are named after the Dog Star (Sirius) in the Canis Major constellation. The ancient Greeks blamed Sirius for the hot temperatures, drought, discomfort, and sickness that occurred during the summer. 

      

 

 In the United States, over 650 million long-distance summer trips are made.

 

 

 

 Marc Antony named the month of July, in honor of Julius Caesar.


 Both "equinox" and "solstice" refer to the path of the sun throughout the year. During a solstice, the sun is either at its northernmost point (Tropic of Cancer) or it is at its southernmost point (Tropic of Capricorn). An equinox is either of the two days each year when the sun crosses the equator and both day and night are equally long.

 

 

 

 Popsicles, a popular summer treat, were accidentally invented by an 11-year-old boy in San Francisco in 1905. He left a glass of soda sitting outside and by the next morning the soda had frozen. He began selling them at an amusement park in New Jersey. In the U.S., cherry is the number 1 flavor.

According to George R. Simpson, President of Suffolk Research Service, Inc., the real estate market on the East End of Long Island is showing a healthy trend of growth in all respects.

 

The following is a comparison of Second Quarter 2015 vs. Second Quarter 2014 by town according to  Suffolk Research Service, Inc.


   

East Hampton Town:

  • The median sales price of $980,000 was a 6.7% decrease.
  • The number of sales of 215 was a 3% increase.    
  • The dollar volume of sales of $386M was a 3% decrease.

 Southampton Town:

  • The median sales price of $1,002,996 was a 26.2% increase.
  • The number of sales of 426 was a 3% increase.
  • The dollar volume of sales of $781M a 32.1% increase.
Southold Town: 
  • The median sales price of $520,000 was a 9.7% increase.
  • The number of sales of 102 which was no change. 
  • The dollar volume of sales of $65M was an 8.8% decrease.
