How you can save money on asphalt repairs!As you already know, asphalt maintenance is an ongoing expense, but you don't need to pay so much for it. How much have you spent over the years patching cracks in your asphalt? For some, thousands, and for others, hundreds of thousands. Chasing cracks in your asphalt is not the same as chasing cracks in your roof. If your roof leaks it causes immediate damage to more than just your roof. If your parking lot leaks, the damage isn't so immediate.
Obviously if your parking lot has "pot holes", they need to be repaired immediately, but there is no need to patch every little 5'x5' area that has minor cracking. So often, when you call a contractor for an estimate to repair the parking lot, that is exactly what they do. Every little area that has "alligator" cracking, they will recommend to patch repair. Unless it is a "trip hazard", it sometimes is better to let the area get worse before patching it. This will allow the small cracked area to eventually spread and cover the entire width of the traffic load. At this point, you can then repair the whole failed area, verses repairing the small isolated area that would probably end up getting repaired again at some point. This will save you costs now, long term, and give you the time value of money.
Liability prevention, capital preservation, and unnecessary spending should be the goal for any pavement maintenance program. Spending thousands of dollars chasing every little crack should not be the goal. A proper "Pavement Management Plan" will help you achieve this goal and decrease spending on parking lot maintenance repairs.
