Is your property an asset or a liability?

Protecting your property from being a liability is at the top of your priority list. This is why is it important to review your property regularly to inspect for any hazards or possible liabilities and take care of these issues immediately.

Unfortunately we live in a day where people are looking for a way to sue others for their financial gain. The volume of real estate litigation continues to grow and has increased  dramatically because of the depressed economy. Recently a man who suffered a head injury in a shopping center accident when he fell four feet from a railing he was leaning on that gave way, accepted $10.3 million to settle his lawsuit.   

This is a common example of the amount of money that is being settled in liability suits across the nation. Protecting your ASSet from accidents and high cost litigation's can be reduced if you have a "Liability Prevention Program" in place. Understanding what your property exposures are and how to prevent accidents from happening is the key. Listed below are some things to inspect regularly to help prevent a liability on your property.

Here are some helpful tips to use as a part of your "Liability Prevention Plan:

  • WALKWAYS - Review all walkways looking for trip hazard areas or areas where someone could slip and fall. These may be areas where the sidewalk has up-lifted from tree roots or other cause, areas where water runs off, or where something oily or greasy has spilled.
  • ASPHALT PAVEMENT - Look for pot holes, cracks, and broken wheel stops that can be a trip hazard, and for oil spot and grease spills that can be slippery. Also look for faded striping areas such as stops and arrows, that may cause a vehicle accident.
  • LANDSCAPING - Look for areas where water runs off that may be mossy causing it to be slippery, or hedges that may be to high eliminating visibility for drivers. Also look for tree branches that may be to low or that may fall.
  • PARKING LOT LIGHTING - Make sure all lights are working and visible for night time vehicle and pedestrian traffic. Confirm timers are working properly. Check light poles and make sure they are not being blocked by any tree branches. Adequate lighting will help prevent theft and other crimes.
