Will the 2012 Presidential Election
Impact the DC Real Estate Market?
The DC Market is robust and is likely to continue
to be strong for several reasons:
- Historically low interest rates
- Strong confidence in the DC Economy
- Home values have stabilized and are increasing at rates that are top in the Nation
- Low employment rates
- Gentrification has increased demand for housing
- Empty nesters are moving into DC at a rapid rate to enjoy the conveniences of “city” living
- Lack of inventory has helped to increase sale prices
Our market will continue to be positive and is likely to have a slight increase in sales post-election.
- Most people who will fill these new jobs already live here. There is a saying that, “people change jobs, not addresses,” after an election.
- Staff pay on the Hill is such that only a small percentage can afford to buy a home in this area so they often rent in group houses.
What History Tells Us:
- On the heels of the major changes in the makeup of Congress in 2010, the number of sales in the immediate Washington area rose less than one percent.
- Going back to the election of 2000, the data shows that one would be hard-pressed to find a correlation between changes on the Hill and the White House and home sales.
Historical data shows that there is not likely to be a significant impact on the DC housing market post-election on a macro level. What we personally see is the coming and going of Cabinet members and Presidential appointees, regardless of political affiliation, and some movement in the general sense. The most positive impact on our market is what we have now, low inventory and high demand, coupled with favorable economic indicators. |
