Will the 2012 Presidential Election
Impact the DC Real Estate Market?



The DC Market is robust and is likely to continue
to be strong for several reasons:

  • Historically low interest rates
  • Strong confidence in the DC Economy
  • Home values have stabilized and are increasing at rates that are top in the Nation
  • Low employment rates
  • Gentrification has increased demand for housing
  • Empty nesters are moving into DC at a rapid rate to enjoy the conveniences of “city” living
  • Lack of inventory has helped to increase sale prices

Our market will continue to be positive and is likely to have a slight increase in sales post-election.
  • Most people who will fill these new jobs already live here. There is a saying that, “people change jobs, not addresses,” after an election.
  • Staff pay on the Hill is such that only a small percentage can afford to buy a home in this area so they often rent in group houses.


What History Tells Us:

  • On the heels of the major changes in the makeup of Congress in 2010, the number of sales in the immediate Washington area rose less than one percent.
  • Going back to the election of 2000, the data shows that one would be hard-pressed to find a correlation between changes on the Hill and the White House and home sales.

Historical data shows that there is not likely to be a significant impact on the DC housing market post-election on a macro level. What we personally see is the coming and going of Cabinet members and Presidential appointees, regardless of political affiliation, and some movement in the general sense. The most positive impact on our market is what we have now, low inventory and high demand, coupled with favorable economic indicators.

The Hay-Adams Hotel

Wardman
Harry Wardman is responsible for developing huge swaths of Northwest DC, from row houses in Columbia Heights to luxury apartment buildings in Dupont Circle. Wardman has arguably made a bigger impact on DC’s residential real estate scene than any other developer. Starting out with modest row houses, Wardman’s buildings grew in scope and luxury as the years went on and many iconic apartments and hotels around the city are, with the help of a variety of architects, his creations.

Wardman’s career was accelerated because of the deep housing shortages after the Civil War and World War I. After arriving in Washington in 1893, he worked as a skilled carpenter specializing in staircases. By 1925 he had worked his way up to being one of the District’s most successful developers.

Wardman built several hundred row houses in Washington DC. He also built several large, multi-family buildings throughout the city, including The Dresden and The Northumberland. Wardman did not want to leave hotels out of his property portfolio; The Hay-Adams and The Marriott Wardman Park are among his designs.

Characteristics of a Wardman

  • Many of Wardman’s homes have a covered front porch.
  • His inlaid flooring with beautiful geometric patterns and noticeable, square nailing details are a trademark of his design.
  • He crafted some of the most lovely staircases, to this day, in Washington DC.

Interesting Facts

  • The Marriott Wardman Park has more than 1,316 rooms and is the largest hotel in DC.
  • The Hay-Adams, The Jefferson and The St. Regis are all Wardman designs.
  • The former Press Secretary for President Clinton, Joe Lockhart, is selling his Wardman home on Bancroft Place.
