As of January 1, 2015, the following changes will go into effect:
MLS Change: The requirements for use of the Pending Lien Holder's Approval (PLHA) status will be modified. Currently, the Seller's permission and Lien Holder's requirement are needed to use this status. As of January 1st, the Seller's permission and/or Lien Holder's requirement will be needed.
IDX Changes: The National Association of REALTORS® has mandated the following IDX changes as of January 1st:
1. IDX data must be refreshed no less frequently than every 12 hours. 2. Sold listings, within the past 3 years, may be displayed on IDX websites. 3. Co-mingling of IDX data will be permitted. An MLS Broker may co-mingle the listing data from the Roanoke MLS with listing data from any other MLSs in which the MLS Broker holds membership. This change will allow consumers to conduct a single property search on an IDX site, producing results from more than one MLS.
All of the NAR-mandated IDX changes are intended to improve the consumer experience on IDX sites.
