RVAR Standard Forms Revisions
1. Revision to Purchase Agreement -- Effective July 1stChanges to the POA and Condo laws will take effect July 1st, thus requiring the following changes to RVAR's Purchase Agreement. The revised Purchase Agreement will be available online in zipForm® and for sale at the RVAR office by July 1st. (revisions are highlighted below)
Please note: The phrase "and a receipt obtained" is not new. However, as of July 1st, the requirement for "a receipt obtained" will apply to all methods of delivery, including hand delivery. 2. Inspection Addendum -- Effective August 1stSeveral revisions to the Inspection Addendum are being made as a result of suggestions recently received. a. Paragraph G will be renamed Additional Structures and/or Systems to be Inspected (instead of Additional Inspections). b. Results of Inspections -- Home and Additional Inspections: The following one word change should help clarify the meaning of the first sentence. 3. Exclusive Right to Represent Buyer Agreement -- Effective August 1stParagraph 6 Service Fee will be changed to give Broker the option to credit or not credit the Service Fee to the Buyer once the Buyer closes on the purchase of property. Paragraph 7 Brokerage Fee will be changed to insert a blank line for the Broker and Buyer to spell out the Broker's fee, rather than the three options currently provided.

REALTORS® vs. Employees in Virginia
Virginia currently has 29,676 REALTORS®. How does that compare with the number of overall employees in Virginia?
Since 1980, REALTORS® have made up 0.7 percent of the total workforce, on average, according to the National Association of REALTORS®. But that percentage is not the same for all states.
Over the past 34 years, either Hawaii or Arizona has had the highest share of REALTORS® per employed persons each year. The state with the lowest share of REALTORS® in the workforce over the past 34 years has rotated between Mississippi, Maine, West Virginia, South Dakota and North Dakota.
As for Virginia, 0.71% of all employees are REALTORS®.

Proposed Real Estate Board Regulations
The new Real Estate Board Regulations will not be effective July 1st. At this point, they are in the Office of the Governor awaiting his signature. Upon his signature, the regulations must be posted in the Virginia Register of Regulations for 30 days before they become effective.
At this point, VAR does not have a timeline for the Governor's signature. When the regulations are signed, RVAR and VAR will notify members and provide educational tools to help them comply.

Leadership Openings on 2015 RVAR BOD
RVAR's Board of Directors has announced the following leadership openings for 2015: President-elect, Vice President and 4 Director positions. The only stipulation for applicants is that there can be no more than two REALTORS® from the same firm serving on the Board at any given time. NOTE: The Immediate Past President is exempt from this requirement. August 1st is the deadline for receipt of written applications. The Nominating Committee will request a personal interview with each candidate in early August and recommend a slate of Officers and Directors to the Board of Directors. The membership will be notified of this slate in early September. Petition candidates may also file during September. Should there be any contested positions, an election by ballot will be held in the fall. Continuing their service on the 2015 Board will be: President Vic Coffey (RE/MAX All Stars); Immediate Past President Donna Greer (Long & Foster Hales Ford Bridge); and Directors Bryan Musselwhite (Poe & Cronk), Jeff Snyder (The Real Estate Group), and Richard Wimberley (RE/MAX All Points.) Any questions about leadership responsibilities or the nominations process should be addressed to Nominating Chairman Richard Limroth or Chief Executive Officer Laura Benjamin.

Baby, it's cold outside!!
Well...with temperatures in the 90's recently, maybe it is not so cold right now... but it will be soon enough! The Community Service Committee is gearing up for a coat drive to benefit the Salvation Army this fall. So, if you are cleaning out closets through the summer months and getting rid of winter outer wear, please put it aside for just a while longer. If you have clients that are moving and have coats, gloves, scarves or winter hats, please hold them for a wee bit longer! More details will be posted soon with information on how and where to donate items.

RVAR's 2014 Golf Tournament
This year's RVAR Golf Tournament will be held at the Roanoke Country Club on Friday, September 5th! This is the first time we have held the tournament at the Roanoke Country Club and it will be a great venue for all the golfers. Plus, what better way to start your weekend! Mark your calendars for this event! Additional details will be announced soon.

The Speaker's Forum Presents . . .
The Speaker's Forum will present Landon Howard, President of Virginia's Blue Ridge and Executive Director of the Roanoke Valley Convention and Visitors Bureau to highlight the exciting branding of the entire region as "Virginia's Blue Ridge" and what it means to you. The Forum will be held on Wednesday, July 9th at the RVAR office starting at 8:45AM with coffee and juice provided. From 9:00 - 9:45 we will have a brief welcome followed by Mr. Landon's presentation. There is NO CHARGE to attend this event, but seating is limited. Click here to register or contact the RVAR office. The Speaker's Forum (formerly the Speaker's Council) helps to provide local, informative presentations regarding topics that affect our businesses. The Forum welcomes any REALTOR® and Affiliate members and there is no charge to attend. Additional Forum meetings for 2014 are scheduled for September 17th and November 12th.

Recent BOD Actions
RVAR's Board of Directors meets almost every month. Here's a summary of the actions taken at the June 12th meeting.
- Approved revisions to the Exclusive Right to Represent Buyer Agreement, Inspection Addendum and Purchase Agreement, as proposed by the Standard Forms Committee.
- Referred proposed revisions to the Lot/Land Purchase Agreement back to the Standard Forms Committee, with a request to revise Paragraph 11: Soil Study.
- Approved the recommendation of the Governmental Affairs Committee to submit a request to the Virginia Association of REALTORS® to impanel a group from around the state made up of residential and commercial brokers and agents, and property managers, to evaluate the practical application of the current Agency Law and identify needed revisions to the law.

REALTOR® Conventions in the Fall
VAR's Annual Convention, the REal Show, returns to Virginia Beach, October 8th and 9th. Education tracks include: Risky Business, Market Matters plus special Broker Management classes. Network with REALTORS® from across Virginia and meet key real estate vendors at the Expo. NAR's Annual Convention, REALTORS® in Full Swing, will be held in New Orleans, November 7th -- 10th. Choose from more than 100 education sessions during the four days, plus the largest real estate trade show in the world, featuring nearly 400 exhibitors with the latest innovations and products. Plenty of networking opportunities plus a celebrity concert featuring Jennifer Hudson.

Under the long-established policy of the Roanoke Valley Association of REALTORS®, the Virginia Association of REALTORS® and the National Association of REALTORS®: - The broker's compensation for services rendered in respect to any listing is solely a matter of negotiation between the broker and his or her client, and is not fixed, controlled, recommended or maintained by any persons not a party to the listing agreement.
- The compensation paid by a listing broker to a cooperating broker in respect to any listing is established by the listing broker and is not fixed, controlled, recommended or maintained by any persons other than the listing broker.

Attention Appraisers: National USPAP Course in Abingdon
The Appraisal Alliance of the Virginia Association of REALTORS® and the Southwest Virginia Association of REALTORS® is sponsoring the National USPAP Update Course on Thursday, July 24th, 8:30AM-5:00PM in Abingdon. National instructor Melanie McLane will teach this course, which is accepted for Appraisal Continuing Education credit (USPAP is the required 7 hour course) AND approved for 7 hours of Real Estate Related Continuing Education credit.
