ANNOUNCEMENT: Houston - Melissa Carlisle Bryant has been promoted to Vice President of Leasing at Navisys Group. Her responsibilities will include leasing at The Offices at Pin Oak Park. Heather Waters has joined Navisys Group as Assistant Vice President of Leasing and will assist with leasing at The Offices at Pin Oak Park.
INDUSTRIAL: Houston - Rob Chandler of Moody Rambin Interests represented LSREF2 Nova Investments III, LLC in the sale of 15403, 15413, & 15423 Vantage Parkway in Vantage Parkway Business Park. The property includes three industrial buildings totaling 51,462 SF in north Houston. East Vantage Parkway, LLC purchased the buildings.
INDUSTRIAL: Houston - Levey Group breaks ground on its third industrial tiltwall facility inside Northwest Place Industrial Park. Levey's initial spec development plans for the 7-acre park, located at the intersection of West Little York and Bingle Road, included two tiltwall office/warehouse buildings. The additional 18,000 SF tiltwall facility will feature frontage on Bingle Rd. Levey Construction, a division of Levey Group, will provide the construction services for this project, which is scheduled to be complete December 2012.
MULTIFAMILY: Houston - Kaplan Cos. purchased a 7-acre site north of Washington Avenue for a 396-unit high-end apartment complex called the District on Washington. The tract is along T.C. Jester between Allen and Schuler streets, bordered on the north by a railroad.
RETAIL: Houston - Marcus & Millichap Real Estate Investment Services has announced the sale of Bellaire Village Shopping Center, a 54,557 SF retail property located at 13602 Bellaire Boulevard in Houston. Jerry D. Goldstein, First Vice President Investments in Marcus & Millichap's Houston office, marketed the property, a foreclosed asset, on behalf of the seller, a bank/financial institution.

INDUSTRIAL: McAllen - Cinch Connectors, Inc., a division of Bel Fuse Inc., has announced its plans to relocate its Vinita, OK operation to McAllen. The operation will mainly supply the aerospace industry. With this move, Cinch Connectors brings an investment of approximately $2.5 million to McAllen. Negotiations to lease over 38,000 SF from Ridge Property Trust in the Sharyland Business Park have been finalized.
LAND: San Antonio - Stream Realty Partners has been awarded three new land listings totaling 32.86 acres in San Antonio's far northwest submarket. The listings include three separate tracts of land measuring 8.25, 10.13 and 14.48 acres. The sites are located just off Kyle Seale Parkway, minutes from Loop 1604. Ryan Harrison and Carolyn Hinchey Shaw of Stream Realty Partners will serve as listing agents for the property. The land is owned by Cedar Creek Joint Venture.
LAND: San Antonio - Transwestern
announced that it brokered the sale of a two and a half-acre site at Brooks City-Base. The purchaser, San Antonio Head & Neck Surgical Associates, has stated its intent to develop a 20,000 SF medical office building on the site. Brooks City-Base is comprised of over 1,200 acres of real estate for mixed-use development. Russell Noll, CCIM and Scott Wolff represented Brooks City-Base, and Jeffrey Miller of Travis Commercial Real Estate represented the buyer.
OFFICE: San Antonio -A North Central San Antonio office building has been acquired with plans to add to the property. Harbert United States Real Estate Fund IV LP purchased the 116,545 SF office building at 4350 Lockhill Selma Road. The group plans to construct a second phase on land adjacent to the building. Stream Realty Services will continue to manage the property, which is 100 percent leased.
MIXED-USE: South Padre Island - Under a consulting agreement, Hankamer & Associates Brokers, LLC, delivered $28 million in debt and equity to be used by Schlitterbahn Water Parks to enhance their existing outdoor park on South Padre Island, TX; to acquire an adjacent 200+ room beachfront hotel / restaurant and renovate and re-open it to capture overnight stays from water park users and others; and to construct an indoor water park in the hotel's convention facility. A water feature will connect the indoor and outdoor park, making it feasible for park guests to float between the two.

ANNOUNCEMENT: Dallas - Henry S. Miller Brokerage announced the promotion of Carter Kendall to Vice President. Carter serves as Vice President for the Dallas-Fort Worth Executive Associates-Land Division and provides expert market knowledge and experience to the North Dallas commercial land investment real estate market. Carter specializes in owner and buyer representation, for a variety of commercial property acquisitions and dispositions.
ANNOUNCEMENT: Dallas - Pillar Commercial announced the appointment of two local rising stars to new executive positions. Jarod Jaggers, who has been with Pillar since 2007, was promoted to vice president of leasing. In his new role, Jaggers will be responsible for the marketing and leasing of all office projects owned and managed by Pillar Commercial. Matt Waldon, most recently with Hartman Income REIT, was hired as a vice president and will be responsible for marketing and leasing Pillar's office and industrial portfolio.
INDUSTRIAL: Dallas - Lee & Associates has completed a 11,608 SF industrial sale at 11031 Grissom Lane in Dallas. Nathan Denton represented the purchaser, McGray Group. The seller, Charlie Ferraris, was represented by Pete Richardson of Henry S. Miller Brokerage.
MULTIFAMILY: Haltom City - Dallas investor Hayman Woods LLC has purchased a 398-unit apartment community near Fort Worth. Bellagio at Beach Street was built in 2001 and is located at 4200 Northern Cross Blvd. in Haltom City.
OFFICE: Addison - Stream Realty Partners has secured new office space for Asher Career Institute. The institute will occupy 9,338 SF at Parkside Corporate Centre, located at 16301 Quorum Drive in Addison. Todd Noonan with Stream Realty Partners negotiated the lease on behalf of the tenant. Seth Thatcher and Buddy Tompkins with CASE Commercial Real Estate Partners provided landlord representation for Parkside Office Partners, LP.
