INDUSTRIAL: McAllen - Grand Rapids Foam Technologies, out of Grand Rapids, MI, has finalized negotiations to expand their operation to McAllen. They have leased over 46,000 SF from Verde Realty in the Sharyland Business Park, and will begin production this summer as a state-of-the-art foam molding, fabricating, upholstery, and assembly facility.

INDUSTRIAL: Austin - Insco Distributing, Inc. leased 13,500 SF at Beatrice Cove, Building 17 at 2415 Kramer Lane in Austin. Will Nichols and Sam Owen of Stream Realty Partners represented Beatrice Cove. Clint Dansby with Strategic Realty Consultants represented the tenant.

INDUSTRIAL: Austin - Intertech Flooring leased 12,658 SF at Capitol Business Park, 1106 Smith Road in Austin. Daniel Farrar and Will Nichols represented Capitol Business Park. Stream Realty Partners represented Intertech Flooring.

INDUSTRIAL: Austin - Williams & Thompson, L.P. leased 7,482 SF at Corporate Center, 8868 Research Boulevard in Austin. Sam Owen and Will Nichols of Stream Realty Partners represented Corporate Center.

OFFICE: Austin - Sprint leased 13,257 SF at Stratum Executive Center, located at 11044 Research Boulevard in Austin. Matt Frizzell and Brad Philp of Stream Realty Partners represented Stratum Executive Center. Will Douglas and Jerry Frey with CB Richard Ellis represented the tenant.

OFFICE: Austin - DentaQuest leased 12,936 SF at Stratum Executive Center at 11044 Research Boulevard in Austin. Matt Frizzell and Brad Philp of Stream Realty Partners represented Stratum Executive Center. Chris Perry with Aquila Commercial represented the tenant.

OFFICE: Austin - Twisted Pixel Games leased 8,003 SF at Penn Field, 3601 S. Congress Avenue in Austin. Matt Frizzell and Brad Philp of Stream Realty Partners represented Penn Field. Kathy Carbnetti with Jones Lang LaSalle represented the tenant.

OFFICE: Austin - CapGemini leased 6,858 SF at Wells Fargo Tower, 400 W. 15th Street in Austin. Matt Frizzell and Brian Liverman of Stream Realty Partners represented Wells Fargo Tower. Diana Holford with Jones Lang LaSalle represented the tenant.

RESIDENTIAL: New Braunfels - Rockspring Capital announced the sale of 46 of the 117 finished or fully entitled residential lots in New Braunfels by one of its affiliates. The sale was made on behalf of Rockspring Capital's seventh fund, Opportunity Land Fund No. 7, L.P. The residential lots are located near the intersection of Seguin Avenue and Klein Road. In addition, they also signed a binding purchase and sale agreement for the remaining 71 lots, scheduled to close in February 2013.

RETAIL: Killeen - SRS Real Estate Partners announced the sale of the Shops in Killeen shopping center located on Lowes Blvd. The property is approx. 10,200 SF and was 100 percent occupied at the time of sale. Jason Middlebrook of SRS Real Estate Partners represented the seller in the transaction.

RETAIL: Austin - Rent-A-Center has leased 4,050 SF of space at the Delwood Shopping Center, located at 3909 North IH-35 in Austin. Stuart Shapiro of United Equities represented the landlord, Fiesta Mart, and Birnbaum Property Company represented the tenant.
