ANNOUNCEMENT: Dallas - Trammell Crow Company announced that Joel Behrens and Gary Mann have been promoted to Senior Vice Presidents within the firm's Dallas office. Joel Behrens will oversee projects within Trammell Crow Company's multifamily division, which operates under the High Street Residential brand. Gary Mann brings over 20 years of multifamily operating, asset management and development experience of 28,000 units to his new role.

INDUSTRIAL: Arlington - W.W. Grainger acquired the 60,500 SF office industrial building located at 2251 E. Division Street in Arlington from a local investment partnership. The single-story office showroom and warehouse is located in the GSW Enterprise Zone near Cowboys Stadium. Renee Efimoff with SCM Real Estate Services represented the seller in the transaction. W.W. Grainger represented itself through their internal real estate division.
INDUSTRIAL: Irving - Simprint LLC has renewed 43,383 SF of warehouse space in Las Colinas Industrial Story Business, 3001 Story Road in Irving. Jason Miller of Bradford Commercial Real Estate Services represented the tenant. Dan Lawson of Proterra Properties represented the landlord, Greenbriar Holdings Dallas Ltd.
INDUSTRIAL: Grand Prairie - Lee & Associates has completed a 21,674 SF industrial lease at 1201 W. N. Carrier Parkway in Grand Prairie. Mark Graybill and Donnie Rohde represented the tenant, Action Imports. The landlord, Walton Street Capital, was represented by Steve Koldyke of CB Richard Ellis.

INDUSTRIAL: Dallas - Rugby IPD Corp. has leased 15,000 SF of warehouse space in Regal Business Center Building 4, 4560 Leston Street in Dallas, from Regal Business Center Inc. Brian Pafford of Bradford Commercial Real Estate Partners represented the landlord. Nathan Lawrence of CBRE represented the tenant.

INDUSTRIAL: Fort Worth - Lee & Associates has completed a 14,119 SF industrial lease at 15600 Trinity Boulevard in Fort Worth. Mark Graybill, Trey Fricke and Reid Bassinger represented the landlord. The tenant, Midwest Truck and Auto Parts, was represented by Rick Medinis of NAI Robert Lynn.

 OFFICE: Plano - Trammell Crow Company and a subsidiary of One Liberty Properties announced it has formed a joint venture to redevelop a 6.2-acre site in Legacy Business Park in Plano. Located at the SEC of Dallas North Tollway and Legacy Drive, the proposed new office development, to be called Legacy Towers, will feature two Class A office buildings with a shared parking structure. Phase I of Legacy Towers will be a 341,000 SF, 13-story office building. Phase II is anticipated to be a 7-story, 192,500 SF office building.
OFFICE: Dallas - Henry S. Miller Brokerage's Jim Turano completed negotiations for the acquisition of LBJ Commerce Center, a 46,021 SF, Class B office building at 8001 LBJ Freeway in Dallas. The new owner, SPRAJ Properties, acquired the building from U.S. Bank National Association. SPRAJ Properties will utilize the building as their corporate headquarters; occupying approx. 60%-70% of the building. |
RETAIL: Arlington - Hartman Income REIT announced that Hartman Short Term Properties XX, Inc., an affiliate, has purchased Cooper Street Shopping Center, a 127,696 SF retail center located at Cooper Street and Interstate 20 in Arlington, from Regency Centers, LP. Chris Cozby, Chris Gerard and Kevin Holland of CB Richard Ellis represented the seller, Regency Centers. Dave Wheeler and Julian Kwok, CCIM represented the buyer, Hartman Short Term Properties XX, Inc.
