OFFICE: Houston - Trammell Crow Company and Principal Real Estate Investors announced they have acquired an 18.9-acre site located at the SWC of IH-10 and North Eldridge Parkway in Houston's Energy Corridor. The multi-phase development will include up to 1.5 million SF of Class AA office space. The first phase is planned to be a 20-story, 530,000 SF office building and a nine-level, free standing parking garage. Construction is scheduled to begin later this year with an expected delivery in late 2014.
 
OFFICE: Houston - HFF announced that it has closed the sale of 333 North Sam Houston Parkway East and 10700 I-45 North, two multi-tenant office buildings in Houston. HFF marketed the properties on behalf of the seller. The Khoshbin Company purchased the assets. 333 North Sam Houston Parkway East is a 12-story, 213,777 SF building. 10700 I-45 North has 181,647 SF of space. The HFF investment sales team representing the seller was led by Dan Miller and Martin Hogan.
OFFICE: Houston - Tom Reif, President of Reif & Associates, sold a 154,000 SF office building in Houston for $8,000,000. The buyer was a private investment group from the New York area. The seller was a large office building portfolio holding over 15,000,000 SF of assets across the country.
OFFICE: Houston - On behalf of American Spectrum Realty, Jones Lang LaSalle announced they have closed the sale of two office buildings in Houston's Energy Corridor submarket to Hicks Ventures, Ltd. The buildings, located at 16350 and 16360 Park Ten Place, include a total of 141,265 SF. Rudy Hubbard and Leah Gallagher led the Jones Lang LaSalle team on this transaction.
OFFICE: Houston - Sasol North America, Inc. renewed/expanded for a total of 83,960 SF at the Ashford 7 building, located at 900 Threadneedle in Houston. Robert Cromwell and Kevin Nolan of Moody Rambin represented the building owner, CFS Ashford VII, LP. Mary Caldwell-Coughran with Caldwell Companies represented the tenant in negotiations.
