INDUSTRIAL: Baytown - Coldwell Banker Commercial United, Realtors announced the sale of an 8,200 SF industrial building located at 2209 Market Street in Baytown. David Hummel of Coldwell Banker Commercial United, Realtors negotiated the sale between the seller, All Tech Inspection, and the buyer, Texas Colt Services.

LAND: Spring - The J. Beard Real Estate Company, LP has brokered the sale of the 21.3 acres on Riley Fuzzel Road at the SWC of Rayford Road in Spring. The 21.3 tract purchased for a future HEB grocery project was part of a larger 67-acre tract. The seller, a private partnership from The Woodlands, was represented by Zach Armstrong of The J. Beard Real Estate Company. The buyer, HEB Grocery Company, was represented by Baker Managers, LLC.
LAND: Houston - McAlister Real Estate has brokered a land transaction on behalf of Butler Brothers Development. Matthew Herring, James Kadlick and Chris Hutcheson of McAlister Real Estate as well as Jacob Sudhoff of Sudhoff Properties represented Butler Brothers Development on the purchase of approximately 2.45 acres at 23 & 31 Briar Hollow Lane in Houston from Salaria & Flaminia Investments, L.P.

OFFICE: Houston, TX - Principal Real Estate Investors and CBRE Group announced that WorleyParsons has expanded its West Houston presence and leased 130,282 SF of office space at The Reserve at Park 10, a six-story, Class A office building located at 15721 Park Row in Houston. CBRE's Steve Rocher and Cody Armbrister represented the building's owner, Principal, in the lease transaction. Lou Cushman and Courtney Estenson with Cushman & Wakefield of Texas represented WorleyParsons.

It is a 4-building development and has a total of 21,088 NRA. A local individual was the purchaser, represented by David Smith with Century 21 Paramount. The seller was Bayview Financial. OFFICE: Houston - Tarantino Properties announced the lease of 20,000 SF at 2000 Bering Office Building in Houston to Reasoning Minds. 2000 Bering Office Building is a 191,917 SF, 10-story, Class B building located just outside the Galleria area. RETAIL: Houston - Trammell Crow Company, with partners Prudential Real Estate Investors and The Morgan Group, has sold Greenway Commons, a Class A super-regional power center located at 3838 Richmond Avenue in Houston to Cole Real Estate Investments. The 253,000 SF high-density urban retail center is 96% leased. Chris Gerard and Chris Cozby with CBRE's Dallas office along with R. William Kent and Gary Lawrence with CBRE in Washington, DC represented Trammell Crow Company in the sale.
