ANNOUNCEMENT: Houston - Colliers International announced the addition of R.S. Patel as Senior Vice President to lead its new Hotels Division. A hotel broker since 1981, R.S. has experience in hotel consulting, asset management and development. He will be actively serving clients in the acquisition and disposition of hotel properties out of the Houston and Sugar Land Colliers' offices.
ANNOUNCEMENT: Houston - Stream Realty Partners, L.P. announced plans for expansion in 2012. After growing the office and industrial markets to a portfolio of more than 17 million SF in six years, Kyle Valentine and Preston Young will take roles as regional managing partners in Houston. The Houston office specializes in office, industrial, tenant representation and recently announced its launch of a retail platform.

 INDUSTRIAL: Richmond - Longhorn Excavators has sold 9,544 SF of office/warehouse space at 8653 FM 2759 in Richmond. Michael Lynn McGuire and Pamela June McGuire, who will lease the office building to WinSim Inc., purchased the property. Subsequently, Longhorn Excavators leased a 4,000 SF warehouse building at 1625 Cottonwood School in Rosenberg. Jennifer Raymond with ICO Commercial represented Longhorn on both transactions. Linda Scruton with RE/MAX represented the landlord and the late Glenn Nichols with Glenn Nichols Realty represented the buyer on the property on FM 2759.

LAND: Houston - Big Diamond, Inc. purchased a one acre tract from William Sequeira and a 23,189 SF tract from James Thompson at the NWC of FM 529 and Jack Rabbit Road in Houston for a corporate Valero gas station and convenience store. Vee Nguyen of Metro Properties and Jim Carter of Prudential Gary Greene represented the sellers and Mark Davis of Davis Commercial represented the buyer.

MULTIFAMILY: Pearland - Carroll Organization and Starwood Capital Group closed on a deal with seller, Davis Development, acquiring the 360-unit Carrington Place at Shadow Creek Ranch in Pearland. The multifamily property, located at 12400 Shadow Creek Pkwy., will be rebranded as Carroll at Shadow Creek Ranch.

OFFICE: Houston - CenterPoint Energy Inc. broke ground on a new 122,000 SF facility in Houston's East End at 6363 Navigation that will house operations from three existing facilities. The building is scheduled to be completed by the fourth quarter of 2012.
OFFICE: Houston - Highland Resources, Inc. has acquired a 100,875 SF office building, located at 510 Bering Dr. in Houston. Welden Johnston of Highland represented the buyer and A. David Schwarz IV, CCIM and Tip Strickland of Grandbridge Real Estate Capital represented the seller in this off-market sale transaction.

RETAIL: Houston - Texas Car and Stereo has leased 11,491 SF in the Brittmore Shopping Center located at 10855 Katy Freeway in the West Houston area. Randy Hutchison with OAR Realty Partners, LLC represented the landlord, Phoenix Investments, Inc., and Stephen Pheigaru with OAR Realty Partners, LLC, represented the tenant, Texas Electronic and Car Sales, Inc.
RETAIL: Houston - Kublai Khan leased 3,900 SF at Midtowne Shops, located at 3030 Travis Street in Houston. Simon Ha of Retail Solutions represented the landlord and Gracie Oberti of Wulfe & Company represented the tenant.
RETAIL: Katy - We Buy Gold Center has leased 1,425 SF in the Nottingham Plaza shopping center located at 20035 Katy Freeway in the Katy area. Stephen Pheigaru and Randy Hutchison with OAR Realty Partners, LLC, represented the tenant, Matrix Gold Recycler, LLC. Matt Strange with Smithco Development represented the landlord, Jim R. Smith.
