Chris Knighton with New Skyline Realty and Rich Norris with Greenbriar Real Estate Services represented seller.

INDUSTRIAL: Houston - BTEC Turbines, LP has leased a 27,200 SF building at 6755 Willowbrook Park Drive in Houston. The landlord, Capital Commercial Investments, was represented by John Ferruzzo, SIOR, of NAI Houston. David Gerber of Gerber Realty represented the tenant.

INDUSTRIAL: Spring - Sharewell, LP has leased an 6,500 SF building at 4333 Spring Stuebner in Spring. Blake Gibson represented the tenant. Robert McGee and Patrick Kelly of The National Realty Group, Inc. represented the landlord, A&D Rogers, Ltd.
20555 State Highway 249
OFFICE: Houston - Trammell Crow Company, in joint venture with Principal Real Estate Investors, announced that Noble Energy, Inc. has signed a long-term lease to occupy the entire 497,000 SF office building located at 20555 State Highway 249 in Houston. The venture purchased the building and adjacent land parcel in May 2011 from Hewlett Packard. Jim Arket and Mona Williams of Grubb & Ellis represented Noble Energy and Cody Armbrister and Steve Rocher of CBRE represented the owner in the transaction.

OFFICE: Houston - Crescent Real Estate Holdings LLC announced that 1 Houston Center will be renamed LyondellBasell Tower following the signing of a lease extension of 358,138 SF by LyondellBasell at 1221 McKinney Street. Charles Gordon, Craig Beyer and Brandon Clarke of CBRE represented LyondellBasell. Debbie Wilson and Bob Boykin of Crescent represented the owner.

OFFICE: The Woodlands - The J. Beard Real Estate Company announced a local law firm has leased 23,929 SF at 2202 Timberloch Place in The Woodlands. Lisa Hughes of The J. Beard Real Estate Company represented the owner, Timberloch, Inc., and Josh Feinberg of The J. Beard Real Estate Company represented the tenant in the transaction.

Cypresswood Shopping Center
RETAIL: Spring - Marcus & Millichap Real Estate Investment Services has announced the sale of Cypresswood Shopping Center, a 26,876 SF retail property located at 17500 Kuykendahl Road in Spring. James H. Bell in Marcus & Millichap's Houston office marketed the property on behalf of the seller, a private investor. The buyer, a Houston-based investment group, was secured and represented by Justin Miller, also in Marcus & Millichap's Houston office.

Meadowedge Shopping CenterRETAIL: Spring - Hunington Properties, Inc. announced the sale of the 12,600 SF Meadowedge Shopping Center, shadow-anchored by a Lowes Home Improvement. The property was 100% occupied by national tenants and located on the south bound feeder of IH-45 at the Cypresswood Drive exit in Spring. Todd A. Carlson of Hunington Properties, Inc. represented the seller, a California based private investor, and will retain management and leasing of the property.


2464 South Kirkwood


RETAIL: Houston - Emerald Lili has purchased the 4,050 SF Wells Fargo Bank at 2464 South Kirkwood at Westheimer from GTR International. Lyle Cowand of DI Real Estate Advisors handled the sale.

RETAIL: The Woodlands - The J. Beard Real Estate Company, LP has brokered the relocation of Diva Boutique. Diva Boutique has leased 1,600 SF at 4526 Research Forest Drive, adjacent to Hubble and Hudson Kitchen. Diva Boutique was represented in the transaction by Jeff Tinsley of The J. Beard Real Estate Company, LP.
