COMMERCIAL: Tarantino Properties, Inc. announced new leasing assignments on eight properties. Tarantino's new office buildings include Chase Bank Lakeside - 10411 Westheimer, Westpark Office Building (proposed) - 23804 FM 1093, Baker Road Professional Building - 1010 Baker Rd in Baytown, and Doctor's Hospital-Tidwell Medical Plaza - 509 W Tidwell. The new retail centers include Rich Hill Shopping Center - 3201-3235 Hillcroft, 3610 Hillcroft (proposed), and 5805-5821 Bellaire. Tarantino's new flex/industrial property is located at 8600 Westpark. These new leasing assignments equal a total of 206,118 SF.

INDUSTRIAL: KBR USA has leased a 48,000� SF office warehouse on 5 acres at 3004-B Aldine Bender in Houston. The tenant was represented by Mark Nichlas, Richard Quarles and Michelle Lopez of Jones Lang LaSalle. Hart Schleicher of Capital Real Estate Commercial, Inc. represented the landlord, 3004 Aldine Bender Partners LP.
INDUSTRIAL: Masters Distribution has renewed their 12,140 SF warehouse lease at 1430 N. Post Oak in Houston. The landlord, Prologis, was represented by Kevin Wittler of Prologis. John Ferruzzo of NAI Houston represented the tenant in the transaction.
INDUSTRIAL: ORN Equity Partners LLC purchased a 8,000 SF industrial building at 27622 Commerce Oaks Drive in The Woodlands. David Butler with David Butler Real Estate represented the buyer. Mike Spears with The National Realty Group, Inc. represented the seller, ORN 27604 Commerce Oaks LP.

LAND: Lennar Homes of Texas Land & Construction, Ltd. purchased 109.81 acres on the west side of Avenue D, north of Franz Road, formerly part of the Green Medows Golf Club, in Katy. The seller was Woodcreek Green Meadows 1, Ltd. Robert Anthony with Landstar Realty Advisors, Inc. and Lee Jones with BETZ Commercial Brokerage, Inc. completed the transaction.
LAND: Cy-Fair Memory Care LLC, a subsidiary of The LaSalle Group, has purchased 3.84 acres at the SWC of West Road and Wheat Cross Drive in the Copperfield/Cy-Fair area of Houston from Mike A. Myers Investment Holdings L.P. Cy-Fair Memory Care, operating as Autumn Leaves of Cy-Fair, will build a 26,000 SF, 46-bed community providing Alzheimer's and memory care. Dennis Johnston of Vista Brokerage Services handled the transaction.
LAND: The J. Beard Real Estate Company, LP has brokered the acquisition of a 2.106 acre site within The Woodlands. The site, at the intersection of Ginger Jar and Kuykendahl Road, is situated within the Village of Alden Bridge. The tract was purchased from The Woodlands Land Development, LP on behalf of Alden Land Development, LP, a private partnership. The site will be developed with a two-building, 10,000 SF office project by Everson Developments, LLC.

OFFICE: AlbaneseCormier Holdings has purchased the iconic Edison Plaza complex. This premier office tower has been the face of Beaumont since its construction by Gulf States Utilities in 1982. The partners, Mike Albanese, Eldon Albanese and Thomas Cormier, are excited about providing prospects the only Class A office tower in Southeast Texas. Edison Plaza dominates the landscape of downtown Beaumont with 17 floors, 8 elevators, surface and garage parking, and easy access to IH-10.
OFFICE: Moody Rambin Interests has been retained as the leasing agent for Main Southwest Professional located at 4915 South Main in Stafford in the East Fort Bend County/Sugar Land submarket. This one-story, Class C building is 36,365 SF with approximately 15,957 SF of available office space. Derek Beck and Griff Jaggard will handle this leasing assignment on behalf of Moody Rambin Interests.

RETAIL: Marcus & Millichap Real Estate Investment Services has announced the sale of Woodbridge Shopping Center, a 96,623 SF retail property, anchored by a Kroger on a long-term ground lease, located at 11543-11581 State Highway 6 South in Sugar Land. James H. Bell in Marcus & Millichap's Houston office marketed the property on behalf of the seller, a partnership. The buyer, a publicly traded REIT, was also secured by James H. Bell.
RETAIL: The J. Beard Real Estate Company, LP has brokered the sale of Panera Bread Restaurant building located at 3113 College Park Drive in The Woodlands. The transaction, a single-tenant, NNN leased investment, was sold on behalf of the owner, College Park Land Investments I, LLC, to an out-of-state investor. The restaurant building was leased by The Cain Holding Group operating as Panera Bread. Jeff Beard of The J. Beard Real Estate Company represented the seller, a private partnership from The Woodlands.
RETAIL: A private partnership has purchased a 1.21 acre pad site at the intersection of Technology Forest Boulevard and Research Forest Drive in The Woodlands for the completion of a full-service Japanese restaurant. Tim Maczko of The J. Beard Real Estate Company represented the seller, Everson Developments, LLC. The pad site with frontage on Research Forest Drive was part of a three phase, mixed-use development situated on 9 acres acquired and developed by Everson Developments in 2009.
