 ANNOUNCEMENT: Colliers International announced the addition of Corbin Janssen as Associate to their Fort Bend office. Corbin is a long-standing Sugar Land resident with a firsthand look at the city's growth. Since the creation of the First Colony master planned community in 1975, Corbin's father, Don Janssen, has played a major role in Sugar Land's development. Corbin is completing the work to become a licensed real estate broker in the State of Texas.

ANNOUNCEMENT: Hines has promoted Steve Dolman from Vice President to Senior Vice President. He joined Hines in 1991 as an Assistant Property Manager for the firm's Three First National Plaza office tower in Chicago. �����In 1998, he moved to Brazil to help form Hines' operation there. In 2007, he returned to Houston, and joined the Emerging Markets management team as Fund Manager for the Hines/CalPERS funds in Brazil and Mexico.

INDUSTRIAL: Cabot III, entity of Cabot Properties, has purchased a 111,197 SF multi-tenant dock high distribution building at 8017 Pinemont in Houston. The seller, Hempstead O'Connell, LP, was represented by John Ferruzzo, Chris Caudill, Joel Michael and Jon Michael of NAI Houston. Dan Lawson of Proterra Properties represented the purchaser.
INDUSTRIAL: Liberty Tire Recycling expanded into 25,416 SF more of warehouse space for 6 months at 2300 Quitman Road in Houston. Steve Bryant represented the landlord, Hartman Income REIT.
INDUSTRIAL: Zinc Texas Real Estate, LLC has purchased an 18,250 SF building at 11010 Wallisville Road in Houston. The seller, Covalence Specialty Adhevisires, LLC, was represented by Ryan Fuselier of Jones Lang LaSalle. Chris Kugle and John Ferruzzo of NAI Houston represented the purchaser, Zinc Texas Real Estate, LLC, in the transaction.
INDUSTRIAL: Innova Integrated Solutions has purchased a 12,000 SF industrial property at 12111 Brittmoore Park Drive in Houston. Payton Indermuehle with ICO Commercial represented Innova Integrated Solutions in the locating and acquisition of the property.
INDUSTRIAL: Kay Bar, LP has leased a 10,200 SF space at 1234 N. Post Oak in Houston. The lessee, Kay Bar, LP was represented by Chris Kugle and John Ferruzzo of NAI Houston. Clay Reichenbach of InSite represented the lessor, East Group Properties, LP, in the transaction.
INDUSTRIAL: Dyer Holdings, LLC has purchased a 15 acre land tract in Conroe Industrial Park. Construction has commenced on a 65,000 SF office/warehouse facility. LAND: Nguyen and Sons Investment Fund, Inc. has purchased 7.63 acres on the SEC of Ella Boulevard and Richey Road in Houston from MS Holding Company. Brian Kaplan and Joel English with NAI Houston represented the buyer. Keith Edwards with Caldwell Companies represented the seller.

OFFICE: The historic sale of Hess Tower came to fruition, shattering the previous price per square foot record for Houston. H&R Real Estate Investment Trust purchased the property from Trammell Crow Company and Principal Real Estate Investors. Completed in June 2011, the 29-story, 844,763 SF Class AA office tower is downtown Houston's newest landmark. The asset is fully leased through June 2026 to Hess Corporation. CBRE's Russell Ingrum, Gary Carr, Jack Fraker, Kevin Shannon, Darcy Stacom, and William Shanahan of the Investment Properties group and Bernard Branca and Greg Greene of the Debt and Equity Finance group procured the sale on behalf of Trammell Crow Company and Principal Real Estate Investors.
OFFICE: Two companies sign leases for a total 69,731 SF at 8401 New Trails Office Building in The Woodlands, bringing the building's occupancy to 100 percent. Fleetpride, Inc. leased 22,579 SF and will move in immediately. Jim Landsaw of Fischer and Company represented Fleetpride. An oil and gas company, represented by Damon Palermo of Palermo REI, L.P., leased 47,152 SF and will occupy its space in early 2012. Joel Dalak of TIG Real Estate Services represented Creekstone 8401 New Trails, L.P., the building's owner, in both transactions.

OFFICE: Moody Rambin Interests has been retained by Real Estate Investment Advisor as the property management and leasing agent for Norfolk Tower located at 2211 Norfolk in the Greenway Plaza submarket. This eleven-story, Class B building is 206,680 SF with approx. 40,652 SF of available office space. Charlene Eggers will oversee the property management of the building and Terri Torregrossa and Griff Jaggard will handle this leasing assignment on behalf of Moody Rambin Interests.
OFFICE: Dewitt has leased 6,745 SF of office space at 601 Sawyer in Houston. The landlord, Hartman Income REIT, Inc., was represented by Tammy Wiltz and Steve Bryant of Hartman Management. Griff Bandy and Jon Silberman of NAI Houston represented the tenant.

Miller Brokerage's Shawn Ackerman announced the completion of a new 22,000 SF lease for Fallas Discount Stores at Steeplechase Shopping Center, located at the NWC of FM 1960 and Jones Road. Jason Du of Henry S. Miller Brokerage is the leasing agent for Steeplechase Shopping Center. Du represented the landlord, Jones 1960 Crossroads, LLC, in the transaction.
RETAIL: Marcus & Millichap Real Estate Investment Services has announced the sale of Magnolia Plaza, a 13,013 SF retail property located at 18602 FM 1488 in Magnolia. James H. Bell in Marcus & Millichap's Houston office marketed the property on behalf of the seller, a private investor.
