Retrofit Projects Inside and Outside
When Badger Properties Riverview considered a lighting retrofit for their two industrial buildings off Plato Avenue in St. Paul, they asked Premier Lighting for suggestions.
One retrofit project was for a vacant office and warehouse space, preparing for a new tenant. In the warehouse, 47 - 2 lamp 8 foot T12 fixtures were removed and replaced by 11 - 6 lamp T8 fixtures. In the office area, 4 - lamp T12 troffers were retrofitted to 2 lamp T8 with reflectors. The lighting levels were the same or improved in both instances. The result after energy efficiency rebates was an annual savings of approximately $2,880 with a return on investment of 102%.
But Badger Properties did not stop there. On the exterior of the buildings were 16 - 400W high pressure sodium wall pack fixtures. One of the drawbacks of these fixtures was that they did not adequately illuminate the large parking area. This was an issue as some of the Riverview tenants operated 24 hours a day. The lower light levels were both a safety as well as a security concern
Premier investigated options and ultimately Badger Properties selected a 200W LED fixture. This replaced each of the 400W high pressure sodium fixtures one for one. The result was better lighting of the areas adjacent to the buildings as well as improved lighting for the parking area. And, the retrofit project added over $2,000.00 in annual savings.
