Your home is one of your most important assets. Like any other investment, you should know everything you can about its value and marketability. That is why I am happy to send this complimentary report on the sales activity for your neighborhood.  There are about 70 prime selling days left in the season so here are a few affordable tips if you are planning to sell your home. 

Ways to Make Buyers Bite
 
Focus on Fixtures
Whether it is door handles, cabinet knobs, faucets or lights, an overall upgrade to the fixtures in your home can have a big impact on buyer appeal.  High quality pieces can be purchased at reasonable prices, and can really add to the definition of your home's style.
 
Bath and Beauty
Increase your bathroom beauty by replacing the mirror and changing the lighting. Add a framed mirror and some sconce lighting with warm tones to help buyers enjoy their own reflection in your bathroom.
 
Organized Storage Spaces
Implementing proper storage solutions can do wonders for showcasing the space of your home.  Organization can give potential buyers viewing your home a clearer vision on how they can store their own belongings.  After the closets are done, continue on to kitchen cabinets, pantries, and any other storage spaces you have.
 
Lights
One of the most overlooked aspects of decorating is lighting.  Proper lighting can make up for the lack of natural lighting in rooms with small windows, make rooms appear larger, and also change a room's mood.  Recessed lighting and sconces are perfect for highlighting room features and décor.
 
Staged Furniture
If you have really unique architecture, consider showing your home without much in it.  Otherwise, have your home staged, this is a service that I provide at no cost to my clients. Staging paints a picture of your home as warm and inviting, and also lets a potential buyer picture themselves in your living space.

Q:  Is it true that there are changes that could make real estate closings take longer than they used to?
A:  It could be true for residential properties that are financed.  The HUD-1 settlement statement, used for decades to itemize fees in residential real estate closings, has been replaced by the new Closing Disclosure ("CD").  It is a merger of several lending documents, and will be more transparent and comprehensive than the HUD-1.  This should make closings smoother; however if an issue arises at
closing that impacts the loan's APR, a new mandatory review period will be triggered and closings can be delayed. In addition, the standard purchase/sale contract has been changed to allow an extension of the closing date up to 10 days if the lender requires additional time to comply.  The changes require all parties to the transaction to work quicker and more efficiently.  With this new potential snare added to an already complex process, it is always recommended to have a real estate attorney on your side.
