TOD. Transit Oriented Development. What it means is that housing and commercial development are most effective in creating vibrant communities and connectivity to the stuff people need to get to (like schools, parks, and grocery stores) when they are close to transportation. TOD also is a vision of creating bustling urban nodes with retail that can spread into energetic, walkable neighborhoods. These are good ideas.

We believe that it also makes sense to build affordable housing near transit because lower-income residents are less able to afford cars and car insurance. If they live next to a light rail station, they can get to jobs easily and keep transportation costs low. We also think that this is a green solution, because if you're taking the train, you're emitting much less carbon than you would in a car. This is an especially important consideration in a high-cost market like Seattle where working-wage earners are being pushed farther from employment centers and are least able to afford cars.

The Capitol Hill light rail station opens this weekend, and in the not-too-distant future, Capitol Hill Housing will build affordable apartments above it. Hooray for TOD!

Diving into the dumpster problem

Dumpsters. They're as commonplace on Capitol Hill streets as dogs and tattoos. Some may shrug or not even notice them, so familiar are they within the fabric of our neighborhood. 

But there is reason for concern as the neighborhood continues growing. More people means more trash and it has to go somewhere. In new buildings, code requires the inclusion of a trash room that is off of the street, but older buildings, especially those being retrofitted for much denser occupation, don't have trash rooms. There, the de facto trash room becomes the curb, alley or sidewalk.

During the summer of 2015, we worked with Seattle Public Utilities and haulers to document the challenges posed by dumpsters in Capitol Hill's rights of way and propose mitigation strategies. These strategies are grouped into 4 categories:
  1. Enforce rules and assist compliance
  2. Increase the frequency of service (to allow for the reduction of container sizes)
  3. Screen and beautify dumpsters
  4. Improve sharing of infrastructure among businesses
Light rail comes to Capitol Hill 

The much-anticipated opening of the U-Link light rail line is this weekend. The new service will connect Capitol Hill to the UW and downtown Seattle - with commute times of just a few minutes between stations.

Sound Transit is offering free rides this Saturday, March 19, starting at 10am as well as fun activities at each station. Read details about launch day here.
