Dear friends,
I am writing this from the Strength Matters conference in Washington D.C. Strength Matters is a collaboration of affordable housing developers and investors that builds the fiscal viability of its members. The subject for this year's conference is "Positioning Entrepreneurial Affordable Housing Developers for Growth." Growth is central to the long-term viability of the nonprofit affordable housing industry and it can't be achieved with the Tax Credit/public subsidy model that has driven the industry since the 1980's. We must develop more affordable housing using debt and impact investment. Capitol Hill Housing's goal is to launch our first impact-investment funded development in 2016. Proofing this development model is necessary for us to reach our growth goals, which include achieving portfolio sustainability. This will allow us to re-invest our own funds.
What happens to our commitment to Capitol Hill and community development as we pursue growth goals? Nothing. We will always be rooted in our neighborhood and focused on development that achieves broad community priorities.
