Thank You for Growing With Us

Next week marks my third anniversary as Executive Director of the Community Development Partnership.  Looking back over the past three years, I am incredibly proud of the work we - our staff, Board of Directors and donors - have done to strengthen this organization and create more opportunities for people to live, work and thrive on the Lower Cape.

Since 2012 our Annual Budget has grown from $1.6 Million to $3.4 Million. We have created five new staff positions. And, most importantly, the financial support we receive from our community - individuals and businesses - has increased by over 1000% from $14,204 in 2012 to $168,506 in 2015. With this support we have been able to sustain our current programming and grow to continue to meet the needs of our community.

Much of the growth in this community support is a result of the Community Investment Tax Credit (CITC) Program.  The CITC enables us to give donors of $1,000 or more a state tax credit worth 50% of their contribution.  The program has helped us to attract new donors and encourage existing donors to increase their financial support.  This year we were awarded $130,000 in tax credits and as of the end of November we have just $10,000 in tax credits available for donors.  If you are interested giving to the CDP and receiving a tax credit, please contact me.

Our increased community support has also enabled us to leverage new and expanded support for our work from foundations and government grant programs.  We are delighted to share some recent grant awards with you. Keep Reading. 


Safe, Stable & Affordable Housing

Understanding Chapter 40B 

Thankful Chases PathwayThe term 40B is one many of us have heard, however understanding it can be somewhat
daunting. The law was created over four decades ago. The goal, to expand opportunities to access safe and affordable homes. It works by lessening the restrictions a developer may face with local zoning and approval processes within a community.

Chapter 40B has realized numerous accomplishments over its history. Our own 12-home neighborhood in Harwich, Thankful Chases Pathway, was developed utilizing 40B. Thankful Chases Pathway is home to 34 individuals.

Sometimes, Chapter 40B has also been met with controversy when a community feels a development is being forced upon them.
Often 40B can be used as a vehicle for a developer and town officials to collaborate in creating much needed affordable homes in a community.

Because there is much more to learn about Chapter 40B, we wanted to share some resources. Here is a Fact Sheet prepared by Citizens' Housing and Planning Association (CHAPA), a Massachusetts non-profit affordable housing agency. We are thrilled to partner with the Provincetown Part-Time Resident Taxpayers Association (PPRTA) to offer our Grow Smart Workshop series in Provincetown. Noting the challenge it can be to grow a small business in a seasonal economy like the Outer Cape, CDP Executive Director, Jay Coburn lauds the efforts of the PPRTA, "We are grateful that the Provincetown Part-Time Resident Taxpayers understand the challenges faced by so many year-round business owners and thank them for stepping up and supporting the CDP's efforts to help our local business owners succeed."

Business owners who participate in the class will work in a confidential setting to share their challenges and work out solutions to improve their operations. Topics include understanding the financial health of the business; making more money; managing employees and professional services; setting up systems; balancing home and work; keeping-up with & using technology; and staying inspired to grow.

Prior Grow Smart Workshop participant Gwen Kazlouskas-Noyes of Big Daddy's Burritos in Provincetown commented about the series, This is a great class that explores many useful topics. It fosters a safe learning environment to grow and become better business owners.

In addition to sponsoring the class, the PPRTA is offering four scholarships to Provincetown business owners, on a first-to-register basis, to help offset the workshop cost. The 3-part workshop is open to all. It starts on Thursday, December 3rd from 8:30-11:30 AM and will be held in the Judge Welsh Room at Provincetown Town Hall. Winter Farmers' Market Returns

It is bigger and better than last year. We're excited for the return of the Orleans Winter Farmers' Market! The first Market of the season is Saturday, December 5th from 9:00 AM to Noon.

With over two dozen vendors selling a wide variety of products, this
year's Market is sure to have something for everyone. Of course there will be produce. And you'll also find soaps, coffee, chocolates, jams, handwoven baskets, salt, meat, poultry and more.

Demonstrations are back, including topics like grass-fed beef production, meal planning on a budget and natural beauty. And don't forget the music. Performances by
Keltic Kids, Denya Levine and many more are sure to entertain while you shop.

With special thanks to Cape Cod Healthcare for their continued support to help make this Market possible.

There will be 10 markets on the 1st and 3rd Saturdays from December 5th - April 16th. The Market runs from 9 AM to Noon and is at the Nauset Regional Middle School (70 Route 28 Orleans) in the cafeteria. SNAP / EBT Accepted.

Join us to learn more about the Housing Rehabilitation Program. Available to income eligible homeowners, owner occupied landlord, and investor owned properties with income qualified renters who are year round residents of Dennis, Harwich, Eastham, Wellfleet, Truro and Provincetown. Funds up to $35,000 pay for repairs (roofing, siding, etc.), lead paint abatement, and energy
efficiency upgrades (boilers, insulated windows, etc.) to your home.
