Celebrating Community

Every year the CDP holds an Annual Meeting - a festive celebration where we report on our efforts to create opportunities for people to live, work and thrive on the Lower Cape. One of the highlights of the Meeting is the presentation of our Annual Community Awards. The Gwen Pelletier Award for Excellence in Community Service and the Norm Edinberg Award for Excellence in Entrepreneurship honor distinguished Lower Cape residents. Community members recommend honorees and we'd welcome your nominations. You can find out more about the award criteria and find a nomination form on our web site.

 

At this year's Annual Meeting, we will premiere a new video featuring some of the people we've helped to grow a business or find a safe, affordable, year-round place to live. We will also welcome members of the CDP's Advisory Council and elect new members and officers of the CDP's Board of Directors.

 

Finally we'll be celebrating our award of $100,000 in tax credits through the Community Investment Tax Credit program. We'll share how you can invest in our community and receive a tax credit.

Affordable Homes
First Time Home Buyers Get a Boost
Recent First Time Home Buyer Graduates
   

We just finished our second First Time Home Buyer Education Series of three trainings offered each year. With a full class of aspiring homeowners, workshop instructor Sarah Robinson (Robinson Financial Solutions) and a line-up of expert guest presenters provided them with valuable information to consider when buying their first homes. Topics ranged from credit health and budgeting to the mortgage process and finding the right home. Home inspection, insurance protection, home energy audits and ongoing home ownership rounded out the education. Andrea Aldana, the CDP's Education & Administrative Manager, and coordinator of the class, said,"The First Time Home Buyer workshop arms prospective homeowners with the tools they need to make informed decisions. Participants enter the workshop at various levels of knowledge in the homeownership process and leave knowing what they can afford to borrow, where to go for support and how they can advocate for themselves." They also receive a Certificate of Completion, enabling them to access affordable mortgage products.

 

And the series is a true community collaboration. The guest speakers, from various industries, volunteer their time to educate class participants. The workshop is supported by the generosity of sponsor Seamen's Bank . If you're interested in participating, or know someone who could benefit, our next class is in April (see below). But don't wait too long, as this class fills up fast!

 Aquaculture, art gallery, auto repair, fishing,landscaping, a restaurant and a yoga studio...what do they all have in common? Last year it was a loan from the CDP.  Since January 2014, we have made 18 loans totaling $266,000 to Lower Cape small business owners through our various Lending Programs. Equipment, advertising, nets, boat repairs, and a business purchase are some of the things financed with these loans. Loans to small businesses that are starting up, diversifying and growing. Our Real Return Initiative continues to have success as it expands. Launched in 2011, the program expands the use of renewable energy through solar power and supports energy efficiency upgrades. The result - increased affordability of our year-round rental homes. To start we installed 250 solar panels at five of our properties. From the energy captured through these solar panels, the program has realized $28,000 in combined SREC revenue and Nstar credits to date. This number translates to reduced operational costs for us. And the energy efficiency upgrades made through the program have resulted in utility savings for the residents. We're implementing more energy efficiency improvements in our most recent phase of the program at two of our properties in Eastham. New siding, insulation, exterior trim, doors, double insulated windows, and roofing will help preserve the homes and lower utility costs. An energy efficient natural gas furnace and new high efficient boilers will enhance the savings. The Real Return Initiative is a win for our residents and a win for the environment, " said  CDP Executive Director Jay Coburn, "and we couldn't have made these upgrades without the support we received from the Town of Eastham's Community Preservation funds and a grant from Charlesbank Homes.
