A Note from Jay
A New Year

Over the past year, we have been busy laying the ground work for 2015 to be a year of growth here at the CDP. Thanks to a significant increase in support from individuals and businesses in our community, through the Community Investment Tax Credit and new grants, 2015 will bring several new initiatives to help us create opportunities for people to live, work and thrive on the Lower Cape.

 

In November, we were awarded grants to manage Housing Rehabilitation programs in the communities of Harwich & Dennis and Truro, Provincetown & Wellfleet. To help run these new grants, we've made additions to our staff - Jean Stanley as the Housing Rehab Program Manager and Mary Jane Yeomans as the Housing Rehab Program Bookkeeper. Through this program, we will be able to renovate the homes of forty of our low- to moderate-income neighbors. Learn more about this great program.

 

Thanks to the Eastham Affordable Housing Trust, we have two additional affordable rental homes available in Eastham. And, we're working on the purchase of three new rentals in Provincetown later this year all in an effort to address the affordable housing crisis in our community.

 

On the economic development front, we are working with local food producers to help them bring their products to market. And, we're sponsoring the very successful Orleans Winter Farmers' Market - held the first and third Saturday of each month from 9am to noon at the Nauset Regional Middle School in Orleans.

One of our Affordable Rental Homes 
Activity within our Housing Department has been hopping lately. In an ongoing effort to respond to the critical need for safe, stable year round affordable housing for Lower Cape residents we offer a variety of programs and opportunities.
  • We have 70 affordable homes for rent across the eight Lower Cape towns. Right now you can apply to one of two affordable housing lotteries to rent a home in Eastham.
  • Our Housing Rehabilitation program enables eligible residents in Dennis, Harwich, Wellfleet, Truro and Provincetown to access funding to make critical home repairs. Right now we're working with the Town of Eastham to extend this program into Eastham for next year.  Learn more.
  • We work with the state's Home Modification Loan Program to provide no- and low-interest loans to modify the homes of adults and children with disabilities.
  • And, our First Time Home Buyer Education provides individuals buying their first home with important information, connections with local resources and an opportunity to apply for more affordable mortgage products.

A Year In Review - Rejuvenating a Business

Quiet Mind Studio

Just shy of a year ago, Lee Wotherspoon purchased Quiet Mind Studio in Wellfleet. With a background in public health and as a yoga teacher, the yoga, massage and wellness business appealed to her as an opportunity to marry her interests.

"I practice and teach yoga because it feels good", said Lee. "It challenges me in a joyful way and brings me great peace of mind. The peace of mind is not to be underestimated! Mindfulness is getting more press these days and it's true that these ancient traditions have profound implications for maximizing heath. Poorly managed stress has a detrimental effect on all body systems and is a culprit for much of the chronic disease prevalent today. It is my vision at Quiet Mind to promote the health and well being of individuals and our community by making the wisdom of mind-body practices enjoyable and accessible for everyone."    

 

Lee purchased Quiet Mind Studio with a Micro Loan from the CDP in April 2014. When reflecting on her past 10 months as a new business owner, Lee said, "It has exceeded my expectations. It was a good first year out in regards to making changes within and connections for the business." Read more about some of her challenges, successes and opportunities.

Extending Her Growing Season
Pure Joy Farm
  

This was Drake Cook's (Pure Joy Farm in Truro) first winter season planting and harvesting for more than her personal needs. Her incentive - the Orleans Winter Farmers' Market. Pure Joy Farm is a vendor at the Market. Drake participated in the creation of the Market in her role on the Orleans Winter Farmers' Market Advisory Committee. And, she is currently the Market Manager. We recently discussed some of the methods, challenges and opportunities of extending her growing season.

 

Getting produce in the winter, especially any volume of produce, involves planning. Drake planted all the seed for her intended winter produce in mid-summer. The seed grew to a harvestable size by October - when the sunlight changes and the temperature shifts. At this point, it is either left outside and covered with salt marsh hay and leaves or brought into their hoop house. Read More.

A $50,000 grant from Charlesbank Homes will help us continue our Real Return Initiative.

Sailors' Snug Harbor of Boston awarded us a $30,000 grant to support our work with local fishermen through the Cape Cod Fisheries Trust

A $20,000 grant from the Mary-Louise Eddy and Ruth N. Eddy Foundation will support our efforts to preserve and acquire affordable housing.


Cape Cod Foundation awarded us $5,000 to work with the community to hone our strategic plan.

The Massachusetts Society for Promoting Agriculture awarded us $5,000 to support our efforts to promote local growers through the Orleans Winter Farmers' Market. The Society was founded in 1792 by Samuel Adams, John Hancock, Charles Bulfinch and other national figures from Massachusetts.

A $1,000 grant from The Chapel of St. James the Fisherman will support our work with residents and business owners in Wellfleet. 

We couldn't do the work we do without these investments from our community and we thank them!

First Time Home Buyer Education 

  

First Time Home Buyers Education will benefit anyone considering or actively planning their first home purchase. The workshop covers: credit health and budgeting; the mortgage process and options; finding the right home and making an offer; appraisals; home inspection; legal procedures and protections; insurance protection; home energy audits and savings and ongoing home ownership. 

When: The workshop consists of three classes on the following dates:

There are currently Affordable Housing Rental Lotteries for two separate homes in Eastham. One is a 3-bedroom single family and the other is one-bedroom.
