A Note from Jay
Investments in Our Community

In November we celebrate both Philanthropy Week and Thanksgiving. So for me, it is a good time to pause and reflect on how grateful we are for all the acts of philanthropy that are the foundation for the work we do within the Lower Cape community. 

 

Like most non-profit organizations, we are governed by a volunteer Board of Directors. These fifteen community leaders are charged with ensuring that we fulfill our mission and are wise stewards of our resources. As a community development corporation, our Board of Directors is one of the primary ways we ensure our programs and priorities are helping to meet the needs of our low to moderate-income neighbors and our community. Our Board Members attend fifteen to twenty Board and Committee meetings annually and play an important role in securing the resources we need to meet our goals.

 

We are also blessed to have a fifty-member Advisory Council. These dedicated individuals volunteer their time serving as ambassadors in our community. They help to spread the word about our work and inform the Board and Staff on how we can more effectively fulfill our mission.

 

And finally, we are grateful to have people like you who care about the work we do to create opportunities for people to live, work and thrive on the Lower Cape. Thank you for investing in our success and the success of our communities

Housing Rehab Loan Program Offers Opportunity
   
Housing Rehab Project Before
Our
Housing Rehabilitation Loan program is kicking off a new year and we're looking for you. If you're an income eligible year round resident of Truro, Wellfleet, Provincetown, Dennis or Harwich you could receive funding to pay for repairs (roofing, siding, etc.) lead paint abatement, and energy efficiency upgrades (boilers, insulated windows, etc.) to your home. The program is funded by a Community Development Block Grant through the MA Department of Housing and Community Development.

Housing Rehab Project After
received a Housing Rehab Loan. She said this about the program, "Because of the wonderful work that was done on my home I don't fear the winter. Last year was one of the coldest we've had on the Cape and everyone was suffering except me. My home was warm and safe from the winds. In the past years, when we had a bad winter, my routine was to buy window and door stuffers. Not last year, or ever again! "

Business Development 
Winter Farmers' Market Makes Debut on Lower Cape

We are counting down the days to the start of the new Orleans Winter Farmers' Market. Beginning on Saturday, December 6th, the Market will be a great option to buy fresh, local produce and other locally made products throughout the Winter. A sampling of vendor products includes--onions, scallions, juices, eggs, bread, chicken and pork. Along with 20 vendors, there will be presentations by local experts about agriculture and wellness, like "How to Bring Your Garden Indoors" by New Farm. And we can't forget the entertainment. The Beet Greens kick us off in week one.
 
The creation of this Market has been a collective effort. These stakeholders helped us make it a reality: 
  • Orleans Winters Farmers' Market Advisory Committee - local farmers, USDA value-added food producers and market managers 
  • USDA Rural Development and the Cape Cod Economic Development Council - grant funding 
  • Nauset Regional Middle School and their Greenhouse Learning Laboratory - our generous hosts 
  • Cape Cod Healthcare - the Market's Title Sponsor    

It all starts with a Ribbon Cutting Ceremony at 8:45 AM on December 6th at the Nauset Regional Middle School in the cafeteria. We hope to see you there!

Solar Install
  
Our solar panels (we have 250 of them) had a productive third quarter. $4,096 in electricity savings and the production of $6,262 in energy credits led to total revenue of $10,722. The panels are at five of our affordable rental properties. As you may remember, the panel installation was part of our Real Return Initiative.  

We are currently working on the next phase of the Real Return Initiative at two of our Eastham properties.  Some of the critical work being done includes new siding, trim, doors, windows, roofing and the installation of a high efficiency boiler. As a result of these upgrades, the residents of these seven affordable rental homes should realize savings on their utility bills. Thanks to the Town of Eastham's Community Preservation Committee and Charlesbank Homes for funding these renovations.

Record Keeping and QuickBooks 

 

Record keeping is more than just for tax preparation. Find out why and review different record keeping options to help you identify the right method for you.

  

Our introduction to QuickBooks will include how to set it up. We'll also go through how to navigate the program. Specific topics include: how to write checks, collect money, create estimates and invoices, track time, pay bills, make bank deposits, run reports, set up budgets, set up loans, buy and depreciate equipment, send out collections letters, turn estimates into invoices and more. The final night will include a Q&A session. 

  

The class is available to all levels, even if you're using another method or program. Come and see if QuickBooks is right for you. This is a 2 session workshop.
