GM Corner

Good Afternoon Homeowners:       
October 6, 2015 

The purpose of my GM corner is to provide a weekly summary of committee, advisory group, staff, and BOD meetings from the prior week and also a more detailed status of on-going projects around our community. Here are the meetings that occurred over the previous week of September 27th to October 3rd.  
  • Monday: Tammy and I met with members of the Softball League Board to review the new changes with the HOA selling the annual memberships and maintaining the softball field. They are in need of more women for their women's league.
  • Tuesday: Tammy, Verena, Linda Z and I met to review processing concerns in regards to the employee insurance and the proposal for the property insurance. The project management team (Eddy, Charles, Mark Saylor and I) held our final Lakes Golf Course renovation construction meeting with Mark and Victor (Wadsworth). Wadsworth is working on the punch list items and then a final walk around will be completed. Dean and I met with the architect for the F&B renovation project to review the final design plans for the bar area. During the meeting John Porter made an appearance to inform us that the BOD has decided to dis-continue working with our architect on the F&B renovation project. However, we will continue to work with him on the dishwashing area remodel.
  • Wednesday: The monthly BOD meeting which was rescheduled from the prior week was held in conjunction with the 2016 Budget Workshop. Tammy presented the 2016 2nd draft budget to the BOD and homeowners for review and comment. There were several resolutions approved by the BOD.
  • Thursday: We held our bi-weekly administrative department meeting (Dean, Ron, Linda L, Mary S., Lynn and I) to discuss the upcoming event sales, the new concierge hours and room bookings. The Patrol/Gates Advisory Group met and discussed the speed humps, enforcement of speeding and locations of speed testing. They have been tasked with suggestions and facts about speed in our community and enforcement. The Risk Advisory Group met and discussed the walk through of the kitchen area and some electrical concerns we will be addressing. We also discussed our proposal for the property and liability insurance. They will review the proposal and provide feedback at the next meeting as to what concerns or issues they may have.
  • Friday: I was out of state, however, stuck in my hotel room logged into my desktop to retrieve and coordinate information between staff to rescheduled events due to the Oakwood Closure.
We sent several SITL notices over the past few days that the Oakwood clubhouses and campus (Including the golf courses, tennis and pickleball courts and the pool) were closed from noon on Thursday, October 1st through 5am on Saturday, October 3rd due to an unexpected natural gas leak. For both homeowner and staff safety and HOA liability, I made the decision to close the campus.   Thursday morning Southwest Gas was removing old meters (not at our request) and discovered a leak which closed both the Oakwood Blvd entrance and the area of EJ Robson in front of the entrance. We evacuated everyone through the golf cart path along the Palms course, but then the gas company closed that exit and the final few people, myself included,exited through the golf cart path by the lake and between the villas.The ground was saturated with gas and had to be dried out by the gas company. However, some homeowners did not follow our warning to stay away from the campus. Some were in the way of the gas company, and they were also putting themselves at risk because with gas you never know. We apologize for any inconvenience this may have caused. 

Don't forget we have a Reserve Workshop on October 14th, where Association Reserves will make a presentation about reserves, funding, and answer questions. This would be a great opportunity to learn more about HOA reserves.
