Board Workshop Synopsis            
 

A Board of Directors Workshop was held on October 15, 2014, to discuss the Master Plan Progress Report. Master Planning Chair, Bill Gates, was available for comments and questions. Several parts of the Master Plan were discussed and valuable comments were given from homeowner, Herb Lienenbrugger, who was the head of the committee when the Master Plan was written. 

 

A discussion concerning the Master Plan and how to identify pertinent short and long range goals was held. Image, Communication, Governance and Management were the focal points of the discussion. A further discussion focusing on a more effective prioritization of these points followed. Mr. Gates stated that a healthy step forward has been made, and the process of looking at the Master Plan was a success.

 

Vision 2030 Current Status              
Special Use Permit Update

On April 6, 1994, the Board of Supervisors of the County of Maricopa approved a Special Use Permit for the Oakwood Maintenance Yard located on Champagne Drive. A Special Use Permit allows for the consideration and permitting of special uses that do not generally fall under standard zoning districts. The Special Use Permit process is similar to that of a Zone Change request, except the underlying zoning is not affected by the Special Use Permit and the Special Use Permit is generally not permanent in nature.

 

Per resolution R14-16-10 approved at the August 27, 2014, IronOaks Board of Directors meeting, the Association is engaged in the beginning phases of the renewal application to maintain County compliance. While there are no changes to the yard being proposed, it is important to the Association that the membership understands the purpose and process of such a renewal.

 

The steps for renewal are as follows:

  • Filing an Application - An application is to be submitted to the County and must consist of verification of ownership, application fees, narrative report and drainage review.
  • Technical Advisory Committee Review (TAC) - The TAC is compiled of the County's Planning, Transportation, Drainage, Flood and Environmental Services departments. The TAC will review all applications submitted.
  • Post-TAC Review - Suggested revisions are to be completed at this time. Once complete, the Planning and Zoning hearing will be scheduled and the County will conduct the 300 ft. mailing requirements.
  • Planning and Zoning Commission Hearing - The Planning and Zoning Commission will hold a public hearing for all interested parties wishing to comment on the Special Use Permit.
  • Board of Supervisors Meeting - The application will be presented and voted on upon the Maricopa County Board of Supervisors
  • Post-Board Of Supervisor Activity - Once approved, the Special Use Permit becomes effective 31 (thirty-one) days after Board action.

To further facilitate this understanding, there is an open house meeting scheduled for October 28, 2014, at 5:00 p.m. in the Oakwood Library. The informal meeting will provide the members an opportunity to address concerns or questions in regards to the renewal directly with the facilitating team.

 

The Oakwood Maintenance Yard is an integral piece to the upkeep and maintenance of both common areas and the golf courses. It is, therefore, imperative that the Oakwood Maintenance Yard maintain current operations in compliance with the County of Maricopa.

Palms Course Project Update
                               

 

 

The clean-up phase of the palms project is underway and crews have begun to remove heavy machinery and equipment from the golf course. During this time the Project Management Team will survey the course to ensure that all of the details listed in the scope of work have been completed and all debris and disturbed turf have been removed and/or repaired.

 

The scope of the work on the Palms course included: irrigation replacement, bunker renovation, tee box leveling with the addition of new forward tee boxes, removal of older trees and some replacement, turf reduction and the remodeling of the practice area. All of the areas that were addressed will not only enhance the conditions of the course, but were also designed with playability in mind.

 

A majority of the project was focused on the replacement of the outdated irrigation system which included replacing the main line, all lateral lines and the sprinkler heads. Also included was the replacement of the pump station and the control panel which took place in February prior to breaking ground. The new irrigation system will provide more consistent coverage during watering and will also reduce the time it takes to complete the process. The newly installed lines will also eliminate many of the costs that were associated with the line breaks that were occurring too frequently.

 

One area of change that will have an impact on playability is the addition of the Better Billy Bunker system. The new bunkers are constructed to provide better drainage and are built to last twice as long as a traditional synthetic lined bunker. The true test of these bunkers happened when Mother Nature dropped a record amount of rain during a 24-hour period and left all of the bunkers at Oakwood and Ironwood flooded with excess water. The Billy Bunkers were the only bunkers on the courses that did not have any standing water! Every bunker drained properly and was playable within hours after the rain ended!

 

Making the course playable for all levels of golfers was an important aspect of the project. Several new forward tees were added as part of our "Tee It Forward" program that will allow players to play a "shorter" and more manageable course.  The practice area was also remodeled to allow more players to practice a variety of shots along with repositioning the bunker to create a safer environment.

 

Although the project is near completion, it is still important that residents and players stay off of the Palms course as there are several areas that still need to heal from the construction. New growth is another area of concern and needs time to establish itself before the opening of the course. Oakwood is closed for over- seeding, therefore all of the courses and the driving range will be closed through the 29th of October.

Amenity & Common Area Survey Coming Soon

  We want to hear from you

 

The Board and Management have asked the Homeowner Feedback Committee to develop a survey for homeowners to determine how many times homeowners use the various amenities and common areas. Also included will be questions asking what amenities you might like to see in the future.This is different from the Annual Homeowner Survey which assesses the progress toward the Master Plan. This more comprehensive survey will be distributed early in 2015.

 

 
The survey's purpose is to gather input from homeowners to assist the board and management  in making decisions now and in the future. Obviously, this is just a survey and not a vote.  Many considerations need to be taken into account before decisions can be made about any current or future amenities.

The survey will be sent out in the middle of October to those homeowners signed up for Stay in the Loop.  Paper copies for those who do not have computer access will be available at the Ironwood and Oakwood Clubhouses.  Paper surveys should be returned to the boxes available at both clubhouses. On or about November 7th, the online survey will be removed and the paper copies will be due.

Ensuring that our community maintains an attractive appearance sometimes requires an extra effort on the part of homeowners. We, at the ALC, are asking for your cooperation. Take a walk around your property and remove any unwelcome visitors. If you are out of town, please ask your neighbor or the person watching your home for their assistance. The staff at the Fitness and Racquet Center is working hard to serve our members by providing new and exciting programs. Our Tennis Pro, Josh Bates, has planned a fun Tennis Social and Pickleball Rating event this Saturday October 18th, from 9:00 am to 12:30 pm. Our Fitness Center has introduced several new group activity classes and Fitness Center training sessions in order to provide many exercise options for all members.

 

Welcome back to all our many winter residents. This is a great time to take advantage of all the programs available to you right here at IronOaks!

Activities Open House Fast Approaching
 
The annual IronOaks Activities Open House will be held Saturday, October 25th from 9:00 am to 1:00 pm in the Oakwood Ballroom. This is a great opportunity to see what is happening in the community. Clubs, organizations, classes, committees and activities will be featured. If you are new to the community, this is a great way to learn about all the opportunities available for your participation. If you are a long-time resident, what better way to refresh your memory about the many areas for involvement in the community?

Make sure to stop and visit the Communications table. Help with the website will be available along with other important information concerning IronOaks Communication. 
 
Semi-Annual Garage Scheduled for November 1st

Do you need to do your fall house cleaning, or have you discovered you brought way too many things with you when you moved to IronOaks? Here is the perfect solution for you. The IronOaks Semi-Annual Garage Sale will be held on Saturday, November 1, 2014 from 8:00 am to 12:00 pm. Items may be displayed in your garage or on your driveway and lead signs to your address should be placed at the corner of your street. Addresses of participating homes are available at the main gates as the sale is open to the public as well as residents of IronOaks.

Sun Lakes Fly Fishing Club

Sun Lakes Fly Fishing club is open to all residents residing in Sun Lakes who are interested in fly fishing at the different fisheries throughout Arizona. The club's philosophy is to bring people together that want to fly fish; no red tape, no politics, "catch & release", just wet your lines and go hunting. Whether you are an experienced caster or new to fly fishing, you are welcome in our club.

 

Throughout the year, club members get together and go on one day or multiple day fishing trips to a variety of Arizona's diverse fisheries. Depending on what you are looking to fish for, Arizona fisheries offer everything from a variety of Trout, Bass, Sun Fish, Perch, Walleye and Pike.

If you enjoy fly fishing and have a desire to meet up with other fly fishermen, then our club is what you are looking for.
