Palms Course Update - General Manager's Message

Here is a quick update on the status of this project.

The RFP (Request for Proposals) was sent to the Golf Course General Contractors last night, along with the Drawings and Project Specification from our two engineers.

We will meet with all nine preselected bidders next week to review the proposed project in detail and answer any questions they may have about the job. Then the contractors will have about four weeks in which to determine how much it will cost them to do the job. They will each have their own method of calculating the bid and the profit margin. Bids will be due March 21st.

Receiving the actual bids will be the first time we knew the exact cost of doing the work that is currently included in the Drawings and Specifications. If the bids are higher than estimated, we may have to "go back to the drawing boards", literally and see if it makes sense to scale back even further on the scope of the work. If the bids come in lower than estimated, our next task, budgeting and funding, becomes much easier. Once the bids are in, we will be able to formulate a proposed project budget which will indicate which of the bid prices we wish to include in the proposed project and exactly how the proposed project is to be funded.

I think it is important for all of us to keep in mind that well over half of the estimated costs are for restoration of the irrigation system, which is vital to the actual survival of the grass, and unrelated to the playability of the course.

There will be one more informational meeting for the membership after the bids have been received, but before the board makes a final decision on the project. It is tentatively scheduled for March 25th.

Clark Champion

General Manager

Acting President's Message

The Change of Use vote issued a clear and decisive message. We have subsequently received many Comment Cards reflecting a wide range of opinions. We will evaluate the impact of the vote, the many Comment Cards, and the Homeowner Survey results as we chart our way forward.

David Peters
Acting President

Architectural Landscape Control

Weeds! Weeds! Weeds!

It's that time of year when it doesn't take long after the recent rains and the warming temperatures those awful nuisances known as weeds start to appear. Homeowners are reminded to patrol their yards and check for weeds that seem to have sprung up, almost overnight. Please take the time to walk around your front and back yards and see that there are no weeds. You will have to do this periodically for a while to be sure that you keep them at bay. If we all participate we will keep our community looking at its best.Thank you.

Introducing the Plant Lady...

You know you're not in Kansas anymore when...

You don't know the plants.

You don't know how much water they need

You don't know how to prune them.

You don't know if or when to fertilize them.

You don't know why the leaves are all yellow.

You don't recognize the weeds.

and...

Your neighbor doesn't know either.

Bring your questions, samples of plants to be identified, or comments to "The Plant Lady" immediately following the Coffee Chat with Clark meeting in the Oakwood Clubhouse,

11:00 am to 12:00 pm, on March 4th.

Conservation Committee Corner...

Have you ever thought how fresh water is needed in many facets of your lives? Water is used worldwide for agriculture (70%), industry (22%), and domestic use (8%).  The average American uses about 160 gallons of water per day, with about 60% of that being used outdoors - watering landscaping, washing cars, etc. An American's water usage is 30.3 times higher than that of a person who lacks adequate water access, i.e. 1.1 billion people in the rest of the world, and uses less than 5 gallons per day.

So far in the United States we are very fortunate to have all the fresh water we need.  But the future picture is not rosy. With increases in population, pollution and drought, our limited water supply will require us to use it with more care. For example, it takes 25-50 gallons to take a five-minute shower; 1.28-7 gallons to flush a toilet; 2 gallons to brush teeth; and 20 gallons to hand wash dishes. If we learn to do these tasks with more care and planning, we can reduce the amount of water we send to the sewer and extend the longevity of our water supply without having to face actual water shortages.

Fresh water is our most precious natural resource. A person is able to survive one month without food but only five to seven days without water. In view of our looming water shortage, we will not err if we use fresh water with care and conservation.

Master Planning Vacancy

Interested in serving on a committee helping to determine future directions for IronOaks? The Master Planning Committee is seeking one additional member to fill a vacancy. In 2013, the committee wrote and the HOA Board adopted a Master Plan for IronOaks. Now the committee monitors progress toward the Plan's goals and recommends updates and modifications as needed. The committee is also involved in conducting and analyzing the annual Homeowner Satisfaction Survey.

Master Planning's regular meeting is at 1 p.m. on the second Tuesday of each month. Subcommittees meet as needed.

Those interested in serving should email Bill Gates, chair, at bill@azdesert.net by March 1 summarizing your background and why you would like to serve.  Committee members have skills in one or more of the following areas: demographics, real estate, financial planning and analysis, benchmarking, strategic planning, measurement systems and related processes, facilities management and HOA operations.
