National News- Mortgage rates fall below 4%

There's a silver lining for home buyers in the clouds hanging over the stock market.

Interest rates on a 30-year, fixed-rate mortgage fell to 3.97% this week, according to Freddie Mac. That's down from 4.12% last week and the lowest level since June 20, 2013. The drop in mortgage rates comes as investors have flocked to the safety of U.S. Treasury bonds. The yield on the benchmark 10-year Treasury note has tumbled as low as 1.86% this week. READ MORE

National Trends: Builder Study Reveals Characteristics of New Homes

The state Economic Development Authority Tuesday awarded a $40 million tax break to discount department story chain Century 21 to persuade it to expand its operations in Secaucus, based on the company's statement that it is considering moving 931 New Jersey jobs to Orange County, N.Y. A development agency official in Orange County, meanwhile, indicated the company has shown little apparent interest in a move there lately. The break was one of four totaling $91 million awarded for North Jersey projects by the New Jersey Economic Development Authority (EDA), which administers the state's business incentive programs, including projects that would bring about 100 jobs to Passaic and Paterson.READ MORE

Local News-
Hackensack project would create hundreds of apartments

Construction could begin by January on a third major downtown residential redevelopment project that is likely to be voted on by the Hackensack City Council later this month. Three adjacent properties, anchored by 210 Main St., -- the former Bank of America building -- comprise the project that was publicly described in detail this week before the council. The project was approved by the city's planning board on Wednesday. Plans call for the development of 327 units total in the three buildings - 96 units at 210 Main St., 39 units at 214 Main St., and 192 units at 210 Moore St. READ MORE

Legislative News:
New Jersey sales tax revenues from the sale of electricity, natural gas and hydrogen-powered vehicles would be used to help pay for road, rail and bridge projects under a bill introduced this week. The bill (A3816), introduced on Tuesday by state Assemblyman Tim Eustace (D-Bergen), would dedicate those revenues to the state Transportation Trust Fund, the principal account used by the state for new infrastructure and maintenance projects. TOMORROW- WALK-INS WELCOME
COURSE: "Global Real Estate: Transaction Tools"
7 Hours NJ CE Elective Credit & CIPS credit
EBCBOR Members $150
Lunch Served

Any international real estate transaction, whether it involves the purchase of a home, a user-occupied business facility or an income-producing property is considered an investment. Many real estate professionals are not familiar with how to determine, discuss and present an investment analysis of a property. This course examines how customary real estate practices need to be modified when working with international clients or properties. In some ways, a real estate transaction involving international clients or properties is similar to a domestic transaction.
Course Objectives: The International Real Estate for Local Markets course introduced the international real estate market, including conditions and practices around the world. This course builds upon that knowledge by providing:

  • Basic preparation requirements for the international client.
  • Financial concepts such as capitalization rate and cash-on-cash return.
  • Legal and tax issues
  • The importance of incorporating a team of professionals.

Immigrants make up a significant portion of domestic home sales, especially in the first-time buyer market. Often immigrants seek bargain properties in which they can invest equity.     READ The Full Article
